thank you for the introduction Mary as she mentioned my name is Christine ciri and I am the community manager here at avail today I am very excited to go over all the features that we offer our landlords so let's go and get started by going to avail Co and logging into my landlord account so it's asking for my email my password so I'll go ahead and input that information in and click login great so the first screen that you land on is your dashboard and you can see this is broken up into several different sections your recommendations are just suggestions for actionable items within your account over to the right we have your Quick Links which allow you to add in a property and then down below we have payments by the numbers so this gives you an overview of everything that's going on as far as rent on a per month basis across all your properties and then down below we can actually see the two properties I have added here to avail so over here I can see that one is currently vacant and then the other is indeed occupied and if I were to have any leases that were expiring within the next 60 days that would surface here I can search by my actual tenant name or the property address and they would pull it up there's two different views I can have across my properties so I can see that there is a list view which would make a lot of sense if you had say more than five or ten properties but I actually prefer the grid view just to see these two properties here and then we'll go ahead and discuss the sidebar which gives you another area to actually navigate to the properties that you manage with the Vale I can see that up above there is an education tab which will take me to avails education page which provides helpful articles and blogs and resources for tips and tricks about different processes that you complete as a landlord and a tenant if your first-time landlord I highly recommend this section beneath that we have our rent analysis report so this is $19.99 and I can see that I actually have it for free because I referred three friends to avail and this is one of the rewards and so this gives you a in depth analysis based on benchmarks and trends of properties in your area that can provide you a estimated rent price for your properties so if you're having any trouble pricing your property this is a great place to actually come and get a nice rental analysis report beneath that we offer reports such as a rent roll report a tenant roster and a received payments report and these are all downloadable csv files that you always have access to within your account here on this sidebar beneath that we offer my team which you can come and see if you have any suggested professionals in your city such as an accountant or a real estate agent or a lawyer below that we offer a marketing website so this gives you your own URL which you can fully customize with pictures and colors and logos as well as your own verbage on this page it's great to send potential applicants as well as existing tenants to actually log into their accounts directly from your URL we spoke that you could go and navigate to your properties earlier on the sidebar you can also add in more property so this addition sign allows you to add in more properties to the site but we'll go ahead and go back to our dashboard and then over here to the user settings so I can see my name and my email beneath that is my subscription plan so I'm on a premium landlord plan for $9.99 a month I can also see any previous invoices I've already paid or yet I can even see the upcoming invoice below that is my account settings where I can make changes to my contact information as well as what's being seen by the tenants I can also control email preferences or reset my password all from my account settings if you're collecting rent as a landlord your bank account tab is a very important place where you can actually add in multiple bank accounts and also assign those to specific properties if you're collecting rent to specific accounts according to property and then below that we have refer-a-friend so if you love the product and want to refer all or any of your landlord friends you can use your own referral link you can just copy this or you can share it across different media's or email beneath here you can see the actual rewards that you and your referral receive go back up here and then you can also log out of your account from this tab right here but let's go back to our dashboard again and let's go ahead and dive into one of my properties and get started on the services that we offer so I'm going to go ahead and click manage unit here great so I can now see that I am in my unit 1 on my property at 4322 north Damon Avenue so on this screen it's broken up into different sections again I can see my unit timeline which would show me where I stand in my lease I'm able to edit the address and then I can also see further suggestions and helpful tips below but at the very top of the screen I can see the actual services that are offered to me for this property so if I needed to find tenants and collect leads I can list my property if I want to qualify those leads I can send them rental applications and reports if I need to create a lease and secure these leads into a legal document I can create a state-specific lease that can be assigned from there I would want to collect online rent so I'm able to set up charges and then have my tenants pay me directly through a veil and then lastly I can manage all the maintenance on the property through the communication form that a veil provides but let's start with first things first and go ahead and list my property I'll click the listing tab and right away I can see my listing is not published so I'll click build your listing great so this is a eight step process and I'll go ahead and get started by just inputting my information here so I have three bedrooms and two bathrooms its 2,400 square feet I do have a garage and then my laundry is in unit and below this I can actually see the partner sites that we list the property to so these are all the sites that I can expect to see this listing publish to next are the rental terms so I'll go ahead and input the rent amount but again here's if I need any assistant with assistance with the actual pricing I can buy the report here but I'm pretty confident in this amount and put the security deposit as well and then my move-in date is actually on August 1st I'll change that you can see I can select the minimum for the lease which mine's just standard one year there's no moving fee and there's no parking fee so I'll go ahead and click Next ok so I do allow large and small dogs on the property all right listing photos so I can go ahead and open up files from my computer and select the photos from there so I'll go ahead and search all right great and then I can see that I can actually click and drag these photos into the order that I want them to be seen and the more photos the better here there is an unlimited capability for the number of photos that you have uploaded click Next here I can select the amenities available so I do have central air and hardwood floors and an updated kitchen if I wanted to I could create another amenity so if I click here I can input yoga studio and I can continue to input these here I'll go ahead and click Next what utilities alright so then the title and description so availa makes it really easy we provide you an example title so save yourself some work and just go ahead and use this as a nice basis or base to actually create this I go ahead and use majority of this here and then for the description we make it even more easy for you and give you a sentence builder so if you click the example sentences this will actually pull these in for you and then you can make adjustments as you feel necessary within this text you can add in more as well I feel comfortable with what's provided here so I'll go ahead and click Next great so I am ready to preview my listing let's go ahead and preview this awesome so I can see here that it is showing me the information I can click the pencil icons next to specific areas and it's gonna allow me to make edits cut and click Save and then I can click publish alright perfect so my listing is published so let's go to view status all right so I can see that my listing is published and this stays published for 14 days I can always come over here to unpublish this listing or I can make edits to any of that information so they had more pictures I wanted to upload I want to change my price I can click Edit and if I wanted to start that 14-game time period over I can click refresh listing we can see it's processing across the partner sites here and then down below I can actually share this listing across different social medias or into an email or I can just take my listing link and share this wherever I would like I'm gonna go ahead and have meri send me a lead on this property and express interest so what's occurring on the tenant side is they're seeing my listing across these different partner sites and let's say that they are indeed interested in the property on majority of these sites there's a little forum they they enter their name and their email and their phone number and then provide a message so if they're looking to schedule a viewing or see the property or actually just apply you are able to start that communication so what happens is they fill in that information and then they are email notified to you as the landlord and then they also come down here under the listing responses so mary has probably already expressed interest at this point I just need to refresh my page to see her lead so we'll go ahead and do that now all right so when I scroll down I can now see that I have a listing response which again would have also been email notified to me so I'm gonna go ahead and click the show message and I can see the message that Mary wrote I can see that below I'm able to reply and use one of the recommended responses otherwise I can add a private note so let's say that I have actually met Mary in person and she was thirty minutes late to the viewing and I just want to take note of that or she has a large dog that I'm kind of iffy if I want to except in the property this is a great place to note this information additionally I can hide the messages and see her contact information here so it has her name and her email address as well as the source that she's come from so if she came from zillow would have their name here and then I can always just grab this information or if I need to call her I could look here otherwise I'm able to request the application directly from this page so I'm gonna go ahead and do that cuz let's say I've met with Mary I've run through pre-screening questions she came to a viewing and she does want to move forward into the application process we'll go ahead and send that off to her so we'll click request application and so what's happening when I click request application if she is going to be sent an email with a link in it asking her to click the link and when she does so it's gonna bring her to avail where she can actually create her own tenant portal and fill in the application which will be awaiting her that's specific to your property so she will have everything awaiting in the account once she actually creates that with the veil so we'll go ahead and move forward into the application process great so it looks like I have successfully requested the application from Mary and I can see that here I am going to have Mary go ahead and complete this on her end and then in the time that I go over how to request an application she'll then have that completed and will be able to view what that looks like as landlord on orange so let's go ahead and click request application up here to request a new and separate application from a different applicant so the first step is actually choosing which reports you want them to run so the first option is the renter profile which is much like a typical application where we ask for just personal information such as name email and date of birth and they can write a short bio about themselves we ask them to provide employment information and income verification such as a w-2 or a pay stub but one of the cool things that we offer is the original history where we ask them to provide at least five years of prior renting experience and so if they provide us the landlord's contact information we actually do send a automatic reference request to their landlord asking if they were indeed a good tenant do they pay rent on time take care of the property I do highly advise making sure that they do checkout as far as prior landlord references go next we have the credit report so this includes the renter profile and also a full credit report with an overview with a score and this is downloadable that you can also print off so this is $25 per person and then lastly we have the full bundle which is our recommended report so this includes the renter profile the credit report as well as a criminal background check and an eviction report and so this is $45 per person and the default settings to have the applicants pay these fees which we can see down here this is pretty standard in the industry but if you want to pay for these yourself as the landlord you can do so by electing this button here but despite who pays one of the added perks is that these reports as well as the application are reusable for the tenant so they can share this with multiple landlords and the case where it doesn't work out with your property okay so I'll go ahead and add in the full name so the first last name in the email address of my applicant and this is the only information that we need on the applicant this is because we actually have them complete all of their own information within their own tenant portal so there's no need for you to provide us a social security number or a previous application they complete all of that on their own and fill in that information so we'll go ahead and click Add alright so down below we can see that number three actually shows us what questions are being asked on the venture profile and to the right I can see that I'm able to add in my own custom questions so on my previous property I had created questions that I made them standard so they're gonna show across all of my applications so these two questions are important for me to ask the first one being how many adults will be living in the property so this is just nice to know as far as do I need to send another application out should I be aware of you know a grandmother that's actually living with you and your husband and then also in a lot of states it's actually a requirement that the number of bedrooms matches the number of jolts and the property so just something to keep in mind that's not true for every state and city but I I do like to ask this question and then beneath that is why are you moving so this is just almost a peace of mind question for me you know if they're moving because they had bad relations with their prior landlord that's a huge red flag so you know kind of getting the reason here and understanding why they're making the move our education page has detailed articles that are writte specific to pre-screening questions and custom questions that you can add into your application so if you have any doubts of what questions you should be asking we have full articles that go in depth about each question and why you should be asking that otherwise you can always ask us and we're glad to provide you examples and then beneath this I can add in more questions if I so choose but we'll go ahead and leave just my two standard questions in there so down below is where I can actually add in a message to my applicants now our email with all this information and the actual invitation to get set up with us has message but I always like to add in a personal touch here and for me it's just a way to remind the tenants that this email is associated to myself and so you know they're not just receiving an email from a third party that they have never heard of before this just pulls it all back and reminds them that this is indeed on the property at four three two two nor Damon and they aren't working with me so I'm gonna go ahead and add in my message here and I can scroll up so hi Bob it was great meeting you this afternoon please fill out this application thank you and then my name so it can be as simple as that or you can give a more detailed message here totally up to you and then I'm gonna click request application and so again what this does is it sends a email with a link in it they're able to click this link and then it will bring them directly to our site where they're able to create their account and this application will be awaiting them so they'll just fill in all their own information and once that's completed i'm email notified so i can view that right here within my applications tab so we'll go to request application okay so i'll go ahead and refresh my page i can now see that mary has completed her application i can see that by this indicator right here those forms are received and i can view application and click into the renter profile and great so it gives me her information here I can see her residence history and the pending reference request as well as her employment information and then the downloadable files for the government ID and proof of income for questions I can see that information here and for the reports I could still request those we'll go ahead and move forward and let's say that I liked what I saw on her application I can go directly into draft lease we're just gonna take me into the lease creation process great so it starts me in the lease itself so I am able to select the start date so I am starting this lease on August first it is going for a full year but if I wanted to I could customize the end date or have it go month to month but we'll go ahead and click Next what's really nice is a veil provides this information here which is curated by what we call local assist so I can feel more reassured and at ease knowing that this information is provided so I'm not in the dark with what's required by law for certain areas of this lease so it gives me just another layer of reassurance I'll go ahead and put my information here rent is due on the first and there is a security deposit of 2,500 and so in the state of Illinois and Chicago specifically it is required that you do provide your banking institutions oh I almost ate cheese Bank and then I can input move and fee or maybe I'll fee and parking fee and late French which is $50 so I'll go ahead and click Save great if I needed to prorate the rent I could do so additionally I have options for different pet policies so I actually just charge a deposit but if you had a one-time fee you could certainly add that in or an additional monthly fee per pet but since my a tenant only has one pet I just charge an upfront fee of $500 and then I don't allow smoking don't want this to go to month month but I do want the renter's to have insurance and then additionally I want them to make all their payments through a veil just to keep things really easy and streamlined so gonna keep this checked next all right so the clauses are the real meat and potatoes of the actual lease itself well I guess we can say clauses are the meat and then rules are the potatoes so we can see here that all of the clauses have a pencil icon next to them which gives me the capability to make edits to these clauses so I can add in a word take a sentence out delete the entirety of the clause change the name and I can just click Save Changes and that would save I can also move around the order of these classes by clicking and dragging these at the very bottom I can see that if I scroll all the way down I have the option to add in my own clause so I'll go ahead and add in my own pet clause I didn't click save to add in this class and then I'll go ahead and move forward to the rules so much like the clauses the rules are editable and you can click and drag and then again at the very bottom I can add in my own rule so that's really helpful as well we'll go ahead and click Next disclosures I just have to answer yes or no I am aware of any issues that could affect the habitability of the property so I am not currently aware of any of this information so I'll go ahead and click Next attachment so this shows me all the attachments that are required by law to be attached to the Chicago lease I can certainly upload my own attachments here if I want to upload say like a HOA forum or I could remove any of the currently attached documents here we'll go ahead and move forward so it's asking for my contact information so if you have a specific LLC that you want to sign the lease in this is a place to specify so I can have my Rocky Mountain LLC as well as my company phone number and then my home address so this is would populate versus my actual personal information if I input this there click Save alright great so I can see that it pulled Mary's information over with her email she was already attached and then I can see my actual lease document and we can see here that it's still in the edit mode so I can actually change any of this information here if I wanted to but once you take a nice thorough read through this then you'll want to go ahead and click send lease for signing all right so that was just sent over to Mary so we'll go ahead and refresh our page and we should see that Mary signature should be on this lease alright so I can now see that I have the capability to sign the lease meaning that Mary's signature should be here simply scroll all the way down yep we can see that she has sign it gives you a nice timestamp of that and then it says that I still need to sign so you actually assign all you need to do is just type in your actual name or if you prefer the LLC to be listed here you can do so I'm gonna go ahead and list my name and then the password on my account and then click I agree to all terms and conditions and I'm going to sign this lease just be aware that when you as landlord sign that lease that is a legally binding document at the point where both parties have signatures on this property so something to just make sure before you sign alright great so it already pulled all my information that I input into the lease into these charges here and so I can see this goes through the duration of my lease term and then if I wanted to I can click into the pencil icon and make edits to any of this information so say I had already received the secured deposit from my tenants with a cash or check payment I could mark this as paid by the tenant so I'll go ahead and show that as paid and then I'll click Save and we can see that just tagged that information and the same goes for any of this if you want to change the due date so you can do so then I'll go ahead and click confirm payments great so it has set me up for those payments and then it actually pulled me back into my lease information so I can see here that I can use the messaging system great thanks Mary for signing I just sent you the online charges which should now be available in your account so it shows my message and then I can move through the move-in checklist that we have here and make sure that I'm coordinating with the tenant on all things moving related but I'm going to actually go back to Lisa's page and I can see my lease is present here I can click into more to actually cancel lease early or download or view that information I go on a month-to-month status but we'll go ahead and leave it as be and go into the payments all right so here in the payments tab I can actually view the full list of charges I previously created for Mary and I can see that it's showing that she has paid that secured deposit which is correct I am able to click into the specific charges to get more details about this information and then on the right-hand side over here I'm able to create a new charge so let's say I had a one-off charge I wanted to issue to Mary so it's due on the 20th of July and the amount of $100 and this is actually a fee Mary is being charged it's a cleaning fee and I do want her notified about this if she had already paid I can put a checkmark there but this is actually a new charge that she needs to make a payment for okay great so I can see that that was just issued to her and she has full access to this information within her account so on the tenants end they receive an invitation and can create a tenant portal where on their and they'll see pay next to all of these charges where they can either set up auto pay or they can manually come into the account each month to make payments we can click into the settings where you can add in more tenants so we do allow you to have multiple tenants on the property to make payments to the balance you can also turn on a month-to-month or set up your communication via email to both yourself and to tenants surrounding all things rent I'm gonna turn on the automatic late fee after five days I do want $50 issued if she does not actually made that payment yet so this is the payment information so I'm always able to access this again from my payments tab tenants do have the capability to make payments with credit or debit card or they can pay from their bank account which they can easily set up within their account it does take three business days for payments to process and direct deposit into your account as a landlord we'll go ahead and move forward into our last service which is maintenance okay last but not least is the maintenance feature so this gives both you and your tenants the ability to communicate about all things maintenance on the property so I can see here that I have a couple different open tickets I'm able to write descriptions and upload photos so I'm all go ahead and click into view request to view this information so I can control if this ticket is reading as pending or complete I'm able to see the full communication between me and my tenants about the issue there the activity and then down below I have a landlord only area so this is private notes that I can take and also record any payment or fee associated to the maintenance issue aside from that I am also able to have my tenants create ticket so this is both available to tenants and myself to create a ticket I can just choose a type of issue so driveway stains on driveway and then I can choose to email notify my tents about this so I'll go ahead and email them and if I wanted to upload a photo I could do so I'll go ahead and create that ticket all right so that is how the maintenance feature works all right so that puts a close to all of the services that we have to offer so I hope that you guys took away some helpful now and then the rest of them will be answered within 24 hours through email so just starting off here Christine someone reached out to us about pricing and they have four units can you go over pricing again yeah so just to be clear if you have one unit it is entirely free and that does give you access to all the services that we provide and then across all of our subscription plans for the first 30 days it is completely free on our free trial which is a great opportunity to get a feel for the services but specifically you have four units I would advise the best plan would be our landlord plus plan which is $24.99 a month and that's actually up to five units and that apply make the most sense for you you always have full access to your subscription plans region again view the invoices within your subscription plans page in the top right hand corner there spring all right someone else reached out and assets can I use my own lease yes so you actually can't upload your own pre-existing and pre-sign rates into our system you can upload this into the weeks's tab so this is a great place for both you and your chance to reference the week's the one thing is you will make sure that this lease is already signed pre upload as we can't help you signatures on external musics can a landlord just run a credit report without having the tenant do a full rental application great question so unfortunately it is necessary for the applicant to fill out our Richard profile in order to complete the reports before we pull those reports we actually have to verify their identity and make sure they are who they say they are and can authorize those reports so we are pulling information directly from that virtual profile so this is a requirement to have this completed online with us and this is just for everyone's security and privacy all right Christine will you go over how long it takes for tenants front payments to process and deposit into their landlords bank account so it takes three business days for the payment to process and direct deposit into your account and this does not include weekends or bank holidays and so as a landlord we do email notify you in the Tenaya sheets the payment and then again when that commits direct deposits into your account which again will take three business days ah this is a really popular one how long does it take to receive a completed application and reporters applicants can complete their entire winter profile and reports in 15 minutes or less they just need to create their own account and fill in their own information and complete the identification questions from TransUnion so these reports from TransUnion are returned in real time meaning within a matter of seconds so once the applicants receive their reports they can click Submit which will send you their information immediately and you are email notified once these are available within your account Christine do landlords need to create accounts with Zillow and Trulia separately for their it was seen to publish on their sites nope so it's not necessary for landlords to create separate accounts with Zillow and Trulia to publish their listings on our site that would actually create a conflict if you did that and with artist publishing on to their sites as they don't allow duplicate listings so it's really best just to come to reveal first and create the listing with us and then we email notify you about all the leads across all of these partner sites so you'll be able to view the leads on the properties low speed page under the scene responses and then those are also email notified to you so yep no need to go to Zilla Trulia directly you can just create one Lucy on our site and we publish that to all of our partner sites okay this is a great question what if I am in the middle of the lease can I start using a bill or do I want to wait until the end of the lease so that is no problem i you have existing tenants you can't start using a veil so all you would do it is you can start with in the payments tab or you can upload your existing leads and we can start with the online rent collection for either the next month moving forward or you can even back date the prior months and Mark all of those is paid with cash or cheque and then start collecting rent for the current month or the next month so yeah that's absolutely no problem I get this question all the time if you have current tenants you can still start within that lease collecting online rent with that spirit avail what percent of rent does avail take each month so we don't take any percent of the rent away from us we'll Vanguard that's actually what makes us stand out from normal property management relationship we're enabling you to do this entire process yourself and we save you a ton on the fees so we provide you the tools to manage this property and we do not take any percent of ran away from you that all is direct deposited to whatever account you
