wasn't able to go out to North Carolina Jay was like hey man like I want you to come out there but I just didn't work out with timing and all that good stuff but I was like I can still do it I just need my laptop and a computer screen and we'll make sure they add some value so that's that's what we're here to do teach you a little bit of all about my nerdy Facebook marketing stuff so excited you guys crazy man we were talking earlier roundup I said let you get on I'm I'm a dinosaur no I hate social media Cal to be out of that I'm telling I'm gonna be transparent I hate it yeah but the key is the social media doesn't give a crap whether I hate it or not yeah it does it doesn't matter you know doesn't matter so I'm like I get to meet people like you plug in to what you have going on and let you think about that crap well I can go out and do deals exactly yeah so that I mean that's what that's what it's all good for is like and it allows to for everyone to share right you know and everyone to be a part of it because think about it it's like this the same thing it's like you're you're all live like the mailers that you drop right if you're not really necessarily a part of that but those mailers are still getting sent in those inboxes and I'm like that where I'm like I hate mail so it's like I stayed away from mail and I did than I love which is was just social media got my god so Kyle I'm around a family for just joining us it says Monday masters and today we're gonna be training you on face book marketing I like this strategy because one I get to look at Kyle and he is an expense when I think about Kyle he is nothing but an expense on my car on my income my profit and loss statement but his expense is gonna bring in Lee's round up so wherever I can buy it back my time buy back my effort and the learning curve I can just write a check and turn it into leads that's what I'm gonna do and I went for that with you to cow what brings us here today my friend what Brianna would tell us how we how do we get here regarding keep it in this framework and give us a little background on you brother yeah so basically what we're gonna be covering today is how to find motivated sellers using Facebook without breaking the bank right because at the end of the day we want to save you guys a bunch of money and also still generate all those leads so you guys can go produce deals so a little bit of a background on me I've been in the digital advertising space for almost three years now I have a marketing degree at the eller College of Management down in the University of Arizona and I'm just I'm I've been fascinated social media so I started my first company 18 years old basically putting out open house signs for real estate investors like Chris for their open houses bandit signs whatever happened to be and that's kind of what I was starting to do and I figured out how to sell all of my own services via social media and Google Adwords and SEO and all of that nerdy talk language online and what I did was essentially I figured out how to do it for myself I had investors that came after me and they're like hey we're constantly seeing you on the internet we know that you're some college kid 18 years old that doesn't have like any money so how are you doing this you know and that was and that was the truth like I had literally a pot to piss in you know and that's what I had to do so I had to figure out how to get as much attention to myself as possible in order to sell because I was going door-to-door trying to knock on these doors right and you guys are never in your office because you guys are closing deals at least the the good investors who are always out and about so I was never able to catch them at the right time you know timings everything so what if like what Chris was talking about what if I can get that attention and buy back my time and produce the leads in that mean time so that's what I was doing started doing that and then transitioned my whole business over to just digital advertising Wow Wow help help help me understand my friend you were 20 round uppers I'm gonna blow your mind how do you kow 21 years old Hey so from Adonis if you're like me you're dinosaur I'm a dinosaur you might want to dis pay attention to what cow has to say because I promise you he is not his brain isn't warped from all all some like elementary school and junior high believe her or not okay I know you've only got about 45 minutes so let's get right to this theme brother cow so how did it break it down for me my friend Wow why would somebody want to use Facebook in their real estate business yeah so why do you want to use Facebook in your real estate business so it really comes down to a couple different things so one of the main reasons is think about who your target audience is right for the most part they're going to be people from the age of like 30 onwards to 65 plus correct so with that being said is that age category is really important because that's where people of that age demographics spend most of their time right so I have a couple different like PowerPoint points so let me pull it up just so I know can we just say 30 to 65 why do I care about that number there because those are people one who have equity in their houses for the most part so they're able to sell it fast right and get rid of out of that situation the other thing is that I mean that's that's primarily who's buying or selling houses early selling houses for the most part I mean obviously we're not too worried about buying houses here when it comes down to a lot of people buying houses that's the millennial generation but guess what if they just bought a house they're probably not likely gonna sell that house to you right away right even if they did they probably couldn't work a deal out with you that they could still walk away with some money in their pockets and then you get the price that you want so you really don't you want to avoid those people um these are the people that are gonna be the fit in whatever you molecular face composite later you've done and you've done your research to say yeah my target audience here yep so that's that's the target audience that's who we want the next reason is just where do people spend their times right so when you really think about even when you're watching Netflix or you're watching TV that has commercials a lot of the times guys we're still spending it on this phone but believe it or not so I mean you're spending if you guys look at your thing I think it's like it has to be above six hours a day Plus that you're spending time on your phone each day if you have an iPhone you have like the screen timer thing or whatever that gives you like a weekly update I know mine is gross and disgusting because I'm on the phone all the time for work and stuff so it's like up to eight to nine hours but I mean that's per day yes I mean that's literally a full-time job on this fricking guy and then I mean you're looking at your even your average person when they're at work right they're still gonna be online right so let's say so-and-so is at a call center right or they work at an insurance agency how many times do you think that person throughout the day looks at their phone or looks at Facebook or some social media platform that's what happened you know because people get bored right they're doing the same task again what's on Facebook what's what's jamming carrier you know like what's so in so doing you know that's everyone's what they're thinking about and then that's where their attention is so I like to steal this phrase from Gary Vee um a lot of you guys probably know who he is and what he what he does is he goes I don't care about social media I'm like I care about where people's attentions and right now it's on social media right that's just where people are spending their time that's just where they're at so it's figuring out how you can get in front of them where they're spending their time and making sure that you're maximizing that but it just happens to be that a lot of these platforms are under priced where you can reach a thousand people for seven bucks could you even print a thousand Flyers for seven bucks man they well yeah no way it would be seven dollars yes seven flyers for seven dollars I mean that's how it works yeah exactly so they get their cow they may not even get to the person that I'm sending it to I mean I could go on and on anything yeah and then and then the last reason it's the consistency factor that you're able to follow up with these people right so I like to use like old-school stuff all the time because I think history repeats itself right so the amount of times that you're able to get back in front of this person is insane because what I'm gonna do is I might show you guys like pretty much step by step our whole formula of what we're doing and how we do it right and talk you through it but if you look on this ad right and I know that Chris clicked on my ad now I'm able to retarget crazy parts he clicked on the adding all of the other thousands of people who clicked on that same ad bless you by the way crazy I missed that but when you when you when you're on that that platform right it's really important for you to make sure that you're hitting the people who actually care about you right think about like once like the lead is inside of your database you still gotta follow up with them consistently it's not like as soon as you got the lead it's done right and everything is all golden and grand you know that's just the start of it so even when we're doing the marketing pretext there's a start and then there's a follow up even within the marketing and that's where a lot of people actually missed out on a bunch of money right is the gold in the follow up right it's the same thing with following up with your marketing to the golds and making sure that that person is seeing you again and again and again until they're ready to throw up because they've seen you so many times so that's that's what we're trying to do retargeting so only I know guarding Direct Mail and we're already 15 minutes calendar you got to get out of here and that right mail following up is gonna be more mail which is more money yep there is no retargeting Blake I'm sorry and you got a mail to every single one of those people that are on your mailing list not just let's say 10% of them you know the ones do yeah they they save they saved let's say they saved your flyer let's say that they they looked you up on your website that lets say they googled you let's say they told the friend right you can't really track those kind of metrics right but with Facebook it's really clear cuz it's either did they click on this or did they not right Wow so now we know and now we can only let's say you got a 10 percent click-through rate so now you can only target retarget 10 percent of those people which are like well 10 percent is not a lot but would you rather have those ten percent or try to hit all hundred percent again you know your your cost is just gonna go through the roof yeah thank you for limiting I gotta make sure that I introduce you one more time I gotta follow this little format roundup is if you're just joining us I'm hanging out with at a fraction of the cost without breaking the bank um this is huge because a lot of us are paying hundreds of dollars for leads or you got marketing expenses that just keep on adding up and they're not converting into any deals at all so it's just literally becoming a sunken cost right so we're gonna try to figure out a couple ways that you can start to use this we are one about me if you're just tuning in I'm the CEO of real estate best buddy is what my company is called I'm in the Phoenix area I'm also living in the Tucson area but predominantly living up in the Phoenix area now I studied at the Ellery college of management marketing and fun fact about me and my triathletes I just finished the Half Ironman if any of you guys are crazy triathletes too as well so my promise to you by the end of this kind of presentation you're gonna have a better understanding of Facebook you're going to have a plan for marketing when it comes to using Facebook right I'm not gonna leave you sitting here watching this and not giving you a plan of execution of what you're gonna be doing and then thinking about data in a new way because this is really what comes down to it is that we're think about yourself as a data company you just happen to be selling real estate to as well so I'm going to show you guys a little bit about that and how to close more deals using Facebook which is why most people are here right is how can I get more deals the market just keeps on increasing competition every single day that seems that there's a new wholesaler there's a new flipper right there's someone out there trying to buy your house there's the Zillow's in the world no exactly yep there's the Zillow there's the I buyers so they're everywhere and we're trying to help you guys because I one believe in small businesses that's where I've been around my whole life and I absolutely love what what you guys are doing because you guys are customer focused so but one thing is I really need your guys's attention right I don't know how many times I've been on a webinar or a live cast or whatever it happens to be and you're looking at your phone right you get a text message you get a call if you guys really want to make this work for you you gotta pay attention you got to make sure that you're using your time in the most effective way so make sure that you grab something take some notes right and and and make sure you're getting the most out of this cuz me and Chris we put a lot of time and energy in this to give you guys such a great value so you can walk away with with some amazing notes and waste execute but you're probably wondering why are you listening to a 21 year old what does this kid know anything about real estate and I'm gonna give you guys a little bit inside about who I am and what I do so not only am i a digital advertising agency and I have a team of people who do but we've been able to work with some of the top real estate investors across this country I go to a mastermind group that we pay a lot of money to be a part of and we're networking with guys that closed hundreds hundreds to to hundreds houses a year just flipping and wholesaling all over the country we talk about the best ways to execute a lot of them found it absolutely fascinating we've been working with a lot of them too as well to grow their business I started off working with real estate investors I've been working in the real estate industry as a whole since 15 years old before I was technically legal to work there because passing out flyers from my grandparents who are real estate professionals so yeah that's that's why so are they're even motivated seller leads on Facebook right a lot of you guys are thinking maybe no well hopefully you don't say that because we're on this cast and I'm gonna show you guys exactly why and yes there are motivated sellers on Facebook and how we're gonna do this right so I kind of touched upon this a little bit earlier who is on Facebook right there's only four billion people so there's two point four billion people actively on Facebook every single month you got forty three percent of them females 57 percent million or male and then so this is one of the cool stats that I absolutely love is the online of seniors right so these people are great because if you really think about who your target audience is it's someone who has a bunch of equity in their house right it's someone who's able to sell it because they've already made their money over and they've been living the how screen clear for a while now so and the other good part about these people is they scroll a little bit slower than someone my age who's 21 years old who's just trying to consume stuff so that's great news for you I'm not gonna bore you with all these stats you guys can take a look at them and read them yourself I'm not a big numbers guy when it comes to this kind of stuff I just want to throw that in there for anyone who is but long story short everyone's on Facebook it seems like right I mean if you could reach 2.4 billion people would you so how I kind of got into this and helping real estate investors use Facebook to grow their business right so one of my good friends asked me one day he goes hey Kyle like I want to know I know you're huge in a Facebook and at this time I was really just working with real estate agents right and he's like I really want to talk with you about the whole investing world and I'm like oh cool like I would love to flip houses one day and I and that's where I'm starting to head with my own business is starting to to use this because I've been able to use it successful for other people to use it for myself too so I'm actually in the process of acquiring a couple properties too so it's using Facebook's who grows his business right so this is what we did and we've also done with 18 other real estate investors so far so this is kind of the template that we're going to be going through we're gonna be talking about the audience we're gonna be talking about a simple indirect message because if you look at the most powerful brands they keep it straight to the point and they give you what you need and they tell you how they can help you we're gonna go through multiple different ABCDE testings right we're gonna go all geeky and figuring out what type of coffee works the best what type of pictures right how to know what was working how to know what's not working right we're gonna give you a clear call to action right so using facebook lead forms is primarily how we're dominating facebook because I'm ago and all in depth on that but it's basically because Facebook wants you to keep their users on facebook and then we're gonna be talked the follow-up not only just the retargeting aspect of our marketing stuff but also the follow-up where you're calling them that you're you're texting them you're you're closing those deals right because the money is not necessarily in the lead generation it's in the follow-up strategy of what you guys can do after that lead has been acquired so that's kind of where our agency is a little bit different as we help people all the way through that whole process opposed to just hey Chris here's this lead good luck hopefully I wish you the best luck with this but like you know have fun with them you know so so let's talk about the our audience a little bit right so this is one of the steps that I think is really important and when I'm going through these these three steps with you guys I want you guys to think about your own audience in your own area right and really get specific on this right so what is the age of people that you're looking for think about the last 30-plus deals that you've done if you're new think about the first couple deals that you've done and really write down and go mrs. Jamison was 35 years old or or 75 years old and Tom was 70 or or Tom was 35 it doesn't really matter what the age is right think about your deals and write that down right then think about the areas that you bought these houses in right because like I live in Phoenix but there's multiple like cities within Phoenix just like any major metro area or even smaller communities right you got your little city over here you got a little city over here right so I want them in Chandler I want them in Gilbert I want them in Queen Creek right those are the three areas right so think about the areas write them down because this is gonna be important when we come time to creating an app right and then think about what they're interested in right when when you think about all right like is this person going to be looking at Home Depot is this person looking at Zillow currently right to sell their house because they're looking on what's on the market right now because that's usually what people are thinking about right is what can I get what's on the market right now and how can I compare that to my house you know people run their own comps they might not be actual comps like how we're thinking about them but they run their own in their head and I think it's really interesting and when when you take a look a little bit deeper into that and then this really the steps important is because it's how we're gonna communicate to this audience right because of them in the day if you're not saying the right thing to someone you're not gonna get the right response so and really easy I like to go extreme when it comes to this stuff like if I only speak English and someone speaks Spanish to me I'm not gonna be able to clearly understand what their message is that's right I wish I could speak Spanish it just hasn't clicked so if anyone wants to be my tutor for Spanish that's where I need help okay so this is just just a simple example of kind of what this looks like right I want females from 35 to 6 years old and Chandler Arizona who are interested in home repairs in Zillow these are literally things that you can all search on Facebook so that's that's really cool right because now you know like they have they have some home repairs which is good because you see a problem in a house most investors go dollar signs right that's that's very simple I'm gonna take a drink real roundup recipie just joining us I'm hanging out with my boy cow Allen for real sickness buddy he is showing us how to locate everybody wants to know how do I find oh man what fun I'm gonna show you how to locate these motivated sellers at a fraction of the cost using Facebook marketing that's what we're doing training today thank you brother cow yes sir yes sir thank you for thank you for that so these are real things so make sure you take step one write write it down make sure you're really doing it because this is really gonna help you if you're serious about taking these action steps to getting facebook to work for you so step number two write is where is your target market right where are these people what are they interested in right so a couple things is rut one these are the three places where your target market is they're online they're at work and they're at home right these are places where we can pretty much assume that everyone's on so with that being said now it's time for you to really dive in deep because not only do we do Facebook advertising we do advertising for a lot of places like on Google AdWords and Instagram and LinkedIn YouTube you name it right but like you really got to think about where your person is and where they're spending their most time because that's where you want to be spending your time so if you know that you're right we go back to this one we know that this female is from thirty five to six years old and she's located in Chandler Arizona and interested in home repairs and Zillow I'm gonna guess that her online sources our Facebook Instagram Pinterest or Google those are the main four that she's primarily in she's gonna be looking at those at work even though she's not really supposed to right we're all time thief so when I really think about it oh my you know okay exactly I mean you spend five minutes a day you know even not just checking your phone just for a simple text message or whatever happens to be that's definitely one of the things and then and then being at home right when we're at home I mean we're probably on this sucker more than we watch TV nowadays so a quick example of what where your target market is so she's on Facebook and Instagram for two hours a day right we're working right so they work about eight hours a day let's say but she's gonna be going on Facebook throughout that periodically because she's either gonna get bored she's gonna need to find out what someone's doing she's she wants she's on our lunch break right there's a whole multitude of different reasons why and then what things are they watching at home right so what we will really want to do is like are they watching like the renovation shows are they watching like are they watching like Modern Family what kind of shows are they watching I know this kind of seems stupid at first and I thought this same thing when when Billie Jean kind of walked me through this but when he did it it really made sense because it it allows you to just narrow on who you want and anyone else who doesn't fit that it doesn't matter about them it matters only about who you want right so it's the law of attraction is what you're really doing with this whole process so you're out who you want and then Facebook is gonna help us to achieve that law of attraction so the spacing got all weird on that but nevertheless is how can we it's your target market to come to you right so what kind of offers do you have what value are you pitching these people who are you right and who are the other guys right why should they not choose to sell their houses illo why should they choose to you right your local guy you can close on the date of your choice your man of your word right these are all different things that you can come up with what's your offer right hey get a free nhanh obligation offered for what I can purchase your house today you know there's your offer so these are a couple examples cash offer in 24 hours close on the date of your choice right allow these people to stop and and close when they want you know not trying to get them this month you know like hey we need to close on this date who you are hey I'm one of the best investors in your area right so use that kind of stuff and then who the other guys I'm sorry I'm apologize to anyone who's the wholesaler that's on this okay but this is this is one of the typical things that we use with investors is they're the other guys they're called someone who we call a wholesaler they only closed about 50% of their deals so they're really not getting close for you but I can close I can guarantee that I can close with you right so I don't want to say you should always bash on people but you also want to give them real information right I would I know all the wholesalers that are out there they're like damn I wish I can close over more than 50% but that's so true right and it just happens you know because that that's that name of the business that's kind of like an example so now that we have our audience it's really important to really think about how we're gonna be talking with them too because let's say your demographic let's say you decided to pick 50 to 65 years old right you're gonna talk to that person a whole lot different if it was a 35 year old to a 55 year old you know just the the the slang the terminology that you're gonna use is completely different so that's why it's important if you did not do step number one watch this back I don't know if they can watch it back on YouTube live right away but watch it back they can't okay go watch step one if you didn't do step 1 go back to step one and write it down right make sure you're writing down the age categories because it's really important about how you're going to market and create a simple offer that's going to tell them how you can help them on Facebook nice so simple and direct messages so essentially the simple and direct messages are getting to a point where you're sharing the most value with them so one of the easy ways that we do this is we have examples of like alright cool are you about to be foreclosed on are you needing to sell your house fast because you just got a job offer opportunity in another another City are you going through a divorce are you going through probate right all of these things that you could list out that you guys are already buying lists you guys are trying to reach these same people you literally call them out in an ad this is one of the best ways to do it because a lot of people they they don't think about that they just put are you looking to sell your house fast no we're looking to connect with someone who has a certain problem we're looking first to identify the problem and you use the the messaging right your context to find that problem right so a lot of people think almost too much on this one when you really just got to be very simple and direct with people um think about think about like ways like when you ask someone for something like let's go back to like when you're a little kid and you wanted like something right like I wanted I wanted this this this water bottle I wanted this this phone right if you just ask your mom for it or did you do a couple of things to help her out first by adding value do and then asking her for it right for those of you who maybe got that item that you wanted right that's probably how you did it right and even think about it in today's if you wanted something from your spouse or you wanted something from a significant other anyway like you're gonna kind of do a couple things to add value why is it any different in business you know it's it's no different people love people who can help them out and are willing to do that right so that's one of the things you got to use in your direct mark or your messaging right because this is all Direct Marketing is making sure that their message is perceived as you are an expert and they can and you can help yeah so there's two types of traffic I think there are slides got a little mixed up but there's basically two types of traffic so the first one really is cold traffic cone so cold traffic is someone who has no idea who you are for most of you guys who are on Chris's webinar right now this is what would be considered cold traffic to me because you guys have no idea who I am right you guys are like why am i listening this 21 year old kid talking about Facebook ads right but that's what that's what cold traffic is right at first you're gonna get people who don't know you but then warm traffic is then someone let's say from off this YouTube live they go and they look me up on Google Facebook Instagram something along those lines right now that is warm traffic because they've already seen me now they already know now they're actively searching or they're doing more research to find out who I am too as well so those are two different types of traffic you really want to do a lot on cold traffic but then you want to move that over to warm traffic and this is kind of where the retargeting comes into to a great effect is because yeah go ahead Do these people work on the computer? How are they doing the digital signatures? Can these digital signatures actually be verified? How do the signatures get authenticated? How are they authenticated on the hard drive? I don't know the answer to all these questions but what I do know, is a lot of these experts are not using the same tools they are using to make these signatures. It's just that they have been using the same tools for the past 20 years for something that is completely different. It's very hard to believe that they would have been using the same tools that were used by this other person. It's very hard to believe that somebody working in this field would not know the difference. It's also very hard to believe that you could go to a computer science conference and not find these people. But I've seen people say that they found the same tools used by some of these experts, but they didn't actually test those tools, and then they claimed that they actually could do the same thing that somebody else had done. There was a story about some guy in this area at a computer science conference. He was using the same tools. He was getting the same results. He was using a similar signature. Then he went out and got somebody that used a totally different method and got the same results. Then he claimed the same signature came from both.
