[Music] hey guys this is rich with landlord guidance I'm a lawyer and a landlord and I'm gonna go over this rental application that I created for you I give this out for free and my website landlord guidance com so I want to just show you how to use this and then go over it so you can use it properly to get the best tenant so you can be a successful landlord have the good tenant paying the rent and you you know build up your investment and income over time that's what we're doing all this work for so let's get started here so an application is to really screen the tenants screen out the bad ones filter out the bad ones and then get the best tenant for your property so the way I built this you're gonna customize it here by just putting in your contact information and then you're gonna print it and you're gonna have at the hand two people who want to rent your property and you can handwrite in what property is for the reason I did that is because you may have multiple properties I want you to have multiple properties because you'll make more money that way and that way you can use the same application for multiple properties and you can write on there what property is for before you hand it to the tenant so when it comes back in you'll also know what property it was for I hope you get in that situation where you have so many properties that you have to keep track of them you know in a spreadsheet or something so so that's what that first line is for next are just simple instructions for their prospective tenant they got to fill this out completely they got to turn it back in with a copy of their driver's license their social security card if they have it paycheck stubs and the application fee why do we charge an application fee number one it'll screen out people who are not serious because they're not gonna pay an application fee if they're not serious and number two you've got to cover the cost of the credit report that you're gonna pull in the criminal background check that you're gonna run so that's that's what that's for okay um let's just fill this out here to customize it for you so let's say the name of your company that owns your property is son properties LLC and you're gonna put in your address Main Street here I'm just making stuff up to show you what it looks like your emails they can scan it and email it back to you if they are tech-savvy people say son prop at gmail.com and then you'll put in your phone number so they can always contact you with questions or to drop it off or something so there you go you've done your work that's a lot easier than filling out a lease by the way I also have a free lease agreement at my website landlord guidance com if you want to get that okay so now when you print this this is gonna look really nice these blue boxes will go away and this will look really nice and so you've done your work here but I just want to quickly go over all the sections so you understand the information you're gathering and you know how to use it so first of all basic contact information of the perspective tenant and their social and driver's license you can compare that to the copies they're gonna give you you need those to pull their credit report and run a criminal background check the occupants you need to know how many people they are applying to live in your house your house may not fit ten people you want to know exactly how many people they're telling you are gonna live there and the ages pets you may have a pet policy that does not allow pitbulls and if they put on here they have a pitbull well then you know it's not gonna work or you may not allow pets at all so you want to be asking that you want to know who their current landlord is how much rent they're paying now and their previous landlord maybe maybe they're paying a very small amount now and you don't think they can afford to pay the the rent for your property also you really want to make sure you contact the previous landlord so not where they are now but the one before why the one they're in now if they're a bad tenant the one there and now might say oh yeah they're a good tenant because they want that person out of there but the one before they're gonna be honest with you they will tell you if they were a bad tenant so you want to really contact them that's why you're asking for that these three paragraphs are all asking for current employer and previous employers those you're gonna want to contact to verify that verify their income and you also want to make sure they've got a good history of stable income and income that is enough to pay the rent it's okay if it went up you know six months ago now they can afford the rent but if their income just went up in the past two weeks and now they can afford the rent for your house that's probably not a good situation all right contact information emergency contact information so I once had a house that a tornado completely destroyed with the tenants on the inside thank God the tenants survived they hid in the pantry but had they died I would have had to contact these emergency contact information so that's one reason to have that another reason is if they turn out to break the lease and abandon the property you want someone you can call to try to locate them to send them a letter I mean there's a lot of legal reasons you might need a contact someone to abandons the lease not just trying to collect from them but there might be laws in your state where you have to give them an opportunity to come get their stuff so you really want some some some relatives of theirs who aren't going to be living there or someone you can contact okay their bank account information and if there's any income that they didn't list maybe they get child support or social security income you need to know about that that can help qualify them to live there the vehicles that are gonna be on the property let's say six months from now you drive by and there's a bunch of cars you don't recognize that are always there you want to go back and reference this and then you can contact them and say hey you said you had two Honda Accords what are all these other cars or somebody else living there so that's important to know and then these are some screening questions have you ever been evicted have you ever broken a lease have you ever been convicted of a felony these alone you should not disqualify somebody but if someone does have a really bad criminal history or they've got five evictions on their record this might just scare them away they may not even turn in the application once they see these questions and you want you want to know about these things so they may turn in the application and say yes to one of these but have a very good explanation and then you'll make a decision and then the last part with their assigning and dating is that they told the truth number one and if they didn't tell the truth and you find out by looking at their credit or their criminal history then you know they're liars and you don't want them to be and also they're giving you broad authorization to check everything that they told you on the application if you read it it says that you can contact their current previous landlords their employers you can pull a credit report criminal background check and do any other kind of verification allowed by law okay so they're giving you all this important information and you can go check it out and there you have it that's there's the free residential rental application I've been
