Multiple Listing Service that's the service that all the real estate agents use to upload their listings because it's connected directly to the MLS you're going to get an email before anybody else's real intercom the Zillow's of the world they're lagging behind these emails so in this market when houses are moving as fast as they are you're gonna be one of the first to know when a new house hits the market a lot of my out-of-town clients our clients in general they really like their VIP portal because it gives them a feel for the market before they even leave their home it gets them an idea of what things are listing for what they look like but people where the pictures these photographers are good so these pictures are gonna make places look a lot bigger alright we're on step number four getting you pre-approved this is the most important part of when you are ready to buy a home this is the first step you should take and the reason why is our houses are flying off the shelf for lack of a better term we are competing heavily in this market because there's just not enough houses and there's tons of buyers and so when I write your offer I want to write the best offer possible for what you need and with that offer to put you in the best light we need us rock-solid pre-approval right next to it that way we leave no question in the mind of the seller that you are pre-approved and ready to buy the house of your dreams we might say Eadie well I'll do that when I find a house or something like that that's not gonna be a good scenario for you you're going to find a house that you love your loan officers not going to be available or it's going to take a little bit of time with your certain circumstance or your credit reporter there's going to be something that delays that and when you need to be putting it off or in the minute you walk out of your showing of your new home you're gonna need that pre-approval so it's just best to get that upfront it also gives us the key into some things that we might need to work on we've got plenty of clients who are like this close to being pre-approved so we can help them get that way or you know you just you know you got it locked in ready to go you know what you can afford so then we're not wasting your time looking at houses that aren't gonna fit in your budget or you're not going to get pre-approved for us so step number four get your pre-approval in hand so that you're a qualified buyer when you're looking at houses all right step number five setting up your tour dates so if you're coming into town we can set up a tour to make sure we're getting you through the listings and the houses that you really want to see we can set them up every 15 20 minutes we can run through them you can narrow down to the list we can go back through the ones that you like but we can do that we can meet with yet the property we can meet with you somewhere else it's up to you but we can set up these tour dates if you're not coming into town or you've got houses that you want to see and you've got family in the area I'll take them through properties we can do a FaceTime video or I can take video of the property a lot of ballistics have video but sometimes you can walk through somebody with a FaceTime and look at the closets and things that not make it into the overall video that would be in the marketing materials so the the housing tours the reason that they're so important is they really give you a feel for the Dayton area if you've watched some of my other videos you know that we've had a housing explosion in the 1960s and 70s so we have a ton of brick ranches and seventies style houses we also had another explosion in the 80s and then the 90s and those houses are a little different we've had some 2000 houses so we've got all these different houses and until you walk through them a lot of people don't really get a good feel for them and what I can tell you is I will show you the number of houses that you need to see my wife personally when we were looking for our house she took me through more houses than any buyer ever has and I absolutely loved it our first stage in my wife and I his first agent before I got my license she showed us three houses and we never heard from her again she dropped us because we weren't big enough for her we were in her mind probably waste of time well since that time I've probably been on the side of buying a couple million dollars with the real estate my partnerships with rentals and things how does she just taken care of me she probably would have made really good money but when she dropped me like that I immediately knew I needed to go in the industry get my license and take care of people I promised never to do that I will take care of people I will show them the number of houses that they need and the other thing that I bring to the table when it comes to looking at houses is I do have a real estate partnership with over 30 rentals and I've overseen the renovation alone with all of those properties so I've worked with contractors that deal with windows and paint and electric and plumbing and so I'm usually have a pretty good idea of what things are gonna cost you to fix if you're looking at houses that just aren't perfect we can give you a rough idea so that way when you're walking through you can get a feel for it is this fixer-upper actually within our budget or do we need to look at something a little bit nicer and furthermore I won't just point out the features this is an HGTV where I'm pointing out all the positive features and letting your house inspector catch the things that are wrong I'm gonna be pointing out the problems in the house we're gonna be in the basement looking in the corners for moisture I'm gonna be outside looking at the brick to make sure it's not stair-step it and there's some may be potential foundation issues and this will just give you the ammunition you need that if you do want to move forward with the house the UI we know what contractors we need to get in there to make sure that the things that are kind of giving us some clues that there could be problems aren't big issues we can check into them and know before your inspection period is up and before you are actually locked into buying the house so knowledge is power and that's what I hope to give you and again I promise you
