What should public schools teach kids when it comes to the real world?
Here are the top 10 things that I think that public schools should teach students about the real world (in no particular order):Practical household math: Budgeting, paying bills, paying rent, filling out a tax form…Food preparation: Learning how to properly prepare food that is not heat-and-eatCommunity Service: We must contribute to the betterment of where we livePersonal Security: Situational awareness, self-protection, helping others in distressTechnology: Everyone needs practical technological skillsForeign Language: One language is not enough. Everyone needs to be at least conversational in at least two languagesSorting Truth from Non-Truth: When abject lies are presented as fact, it is up to the individual to be a skeptical consumer of the ‘news’.Cultural Appreciation: No matter where we go or who we meet, there are many things to learn and appreciate. Living with this kind of curious and open mind is essential to living a rich, full life.Analytical Thinking: The scientific method is a useful template for testing our thinking about things far beyond what we normally consider science.A broad class that I would call “Useful Skills”: Basic auto maintenance, growing things in a garden, simple household fixes and repairs, using hand tools, caring for a pet, planning a vacation, doing laundry, etc.

How long can you typically go without paying your apartment rent if you got a 3 days notice to pay the rent or get out?
The land lord has to go to court to throw you out, (actually, to enter your apartment, and to remove everything in it and put it at the side of the street). The pay or quit notice tells you when that will happen, usually 30 days. So if he goes to court, and if the court grants him possession, he can do that after court. `However if you are duely summonsed, and you do not show up, the judge has a choice to go ahead anyway (if he has reason to believe that you could have been there, and are just stalling), or to give you a continuance, another court date in 30 days. If you do get the continuance, you will still be made to pay, but you have another 30 days before they come to move your stuff out, and yes you will have to pay the next rent due, as well. The judge can grant another continuance if he feels that either party has a good reason to get one. But this is less common. And if he gets the feeling that one party is stalling (usually the tenan) he will make his judgement in your absence. So you have longer than three days, but after three days the landlord will request the court date and for you to be summonsed. And this will go on your credit record. It would be better business, and protect your credit rating if you pay the rent now using a credit card, and pay the card back when you get the money that you expect. If you are not regular in your payment of the rent, the next landlord may not want you as a tenant.Good luck.

How long does it take to pay off a beach vacation condo by renting it out?
Generally speaking, the answer would be 20 years based on an average “cap rate” of 5% over that 20 year period. You may start out at a 4% cap rate or lower, but due to the fixed payment on the mortgage and rent prices rising faster than expenses generally, achieving a 5% average cap rate to pay off the mortgage in 20 years time if you treat it as a self-contained investment is a reasonable expectation. It can be shorter, but shouldn’t be longer. By “self contained” I mean that you always pay expenses from the rental income and never use excess rental income for other investments or personal needs. Also if you use outside income to pay an expense, you borrow it from yourself and pay yourself back in years where there is a higher profit margin.Of course “special assessments” are a wild card over a 20 year period when it comes to condo ownership, so you have to be vigilant that the monthly dues and Reserve Study calculations are accurate and adhered to…which BTW is never. :)Specific to YOUR question, the answer is unknown because all “beach” rentals are not the same. A beach rental in Florida has a much longer rental season than one in New Jersey. You don’t say what % of purchase price is mortgage vs down payment. Are you paying off 80% of value at time of purchase or 60%? In the last 30 to 45 days the interest rates on mortgages have changed considerably and from a year or two ago prices have increased in most places. So if this question refers to a property you bought two years ago and currently own vs one you may buy in the next six months, the answer will be different as well. It’s a simple math calculation but not a simple answer because even if you told me every single specific, there will be different variables in all of the future years of ownership that change the answer.Set the goal at 20 years and try to exceed the 5% cap rate in equal years to those where you don’t achieve a 5% cap rate. Be happy if you pay it off in 10 or 15 years, satisfied if you pay it off in 20 and if it takes longer then it likely wasn’t the best investment UNLESS the value of the property at that point is triple what you paid.In the end it is the appreciation and not “paying off” the property that determines whether or not it was a good investment.
