This tells me the unit is getting the right fuel and air. Carbon monoxide or CO must be below 100 parts per million. This is for safety of poisoning and efficiency. The temperature of the exhaust should be between 390deg and 510deg. A higher temp means that the heat is not getting to the water because of mineral deposit coating the insides or soot in the heat exchanger.The test of the temperature is the one one that most often bad. Having a softener seems to not help with mineral build up, but the electronic unit that report to remove build up do seem to work.Trying to find a plumber or even an HVAC person to do a combustion test is going to be hard. Our company does this on every unit we look at, but this is rare.The main reason heaters seem to leak is the high PH in water. This info comes to me via a chemist working for Culligan.
