When a condo is labeled as non-warrantable, it means that it does not meet conventional guidelines and will not be bought by government-backed entities like Fannie Mae and Freddie Mac. Many lenders consider financing a mortgage for this type of property to be too risky which can make it harder to finance.

A non-warrantable condo is a condominium property in which the loan is not eligible to be sold to Freddie Mac or Fannie Mae, and as such, they are considered by most banks to be more \u201crisky.\u201d

Check the Lists HUD (for FHA loans) and the VA have lists you can consult to determine if a condo is warrantable. You can check the FHA list here and the VA list here. If you find your development's name on the list, you are in good shape. If you don't, then you have to do some more digging.
