hi welcome back so we're talking today about complications stuff that comes up that maybe you didn't expect or anticipate that's gonna cause potential problems and so let's talk about the way things used to be and the way the things are now so in the past the courts relied on the Texas Rules of Civil Procedure specifically section 510 and I'm not going to bog you down with statutes but in those statutes there was a limitation placed on when a landlord was able to get what's called a writ of possession essentially the document that allows you to get content out after you've won the case and so this document which is extremely important particularly when a tenant refuses to leave used to be available in six days now that's still true in the Justice Court and it used to be true in the county court until the law changed and so a recent ruling by the Supreme Court changed the way that the courts are dealing with that writ of possession and so it so here's what it comes down to essentially o
