According to notable SF community organizer, Calvin Welch, the Haight-Ashbery district is in the process of splitting into Upper Haight and Lower Height for whatever reason. Anecdotally, though I'm new to SF, the neighborhoods feel much smaller than the NYC ones, especially places like TriBeCa and SoHo. Of course, most of the places I've been to in SF are more like Brooklyn and Queens than Manhattan. Hey! I was born and raised in Vienna and live here now.I spent 5 months living in NYC in 2011. I would compare Williamsburg in Brooklyn to a combination of the 6th (Mariahilf) and 7th (Neubau) districts of Vienna. Lots of hipsters and young creatives. Nice little restaurants, bars and shops. A very friendly albeit damn-i'm-cool vibe. Park Slope would be comparable to Vienna's 2nd district (Leopoldstadt) which is the home of the famous Augarten (similar vibe to Prospect Park). Lot's of young couples with their babies. Also the wonderful Karmeliter market. An understated atmosphere without being boring.I lived down in Bed-Stuy while I was in New York. The 16th district (Ottakring) feels like a good counterpart to that. Very diverse with lots of ethnic food shops and a great market (Brunnenmarkt). Like Bed-Stuy, students as well as young families have recognized the charming neighborhood and appreciate the lower living costs. I foresee jentrification in both places. there are many answers to your question...  I'll give you one. Most of the technology firms in NYC are headquartered around Union Square between 12th street and 26th street. Quite a few are startups as well as established tech players. They tend to hire young people right out of college and give them high salaries. Since these new hires, unlike other traditional high income earners in NYC, do not require excellent schools, access to supermarkets or larger apartments, Williamsburg developers had an excellent opportunity to build thousands of apartments, abetted and aided by Bloomberg, filling them with one bedroom rentals in the $3k a month range. Those young people only needed a quick commute to work, good coffee and more young people to hang out with.  Since most of them were also single, they are primed to spend more money on restaurants, bars, entertainment and etc... instead of staying home and cooking dinner. There are so many other pieces to this story, but primarily there is a perfect storm between Williamsburg's proximity to Union Square, earlier population of younger residents and undeveloped land prior to 2005.
