ENVIRONMENTAL MATTERS; HAZARDOUS MATERIALS

Lessee shall comply with all applicable environmental laws and exercise prudent farm chemical practices. Lessee shall not dispose of hazardous substances on the Farm except in accordance with law and written approval. Lessee shall promptly notify Lessor of any release or discovery of hazardous substances.

INSURANCE, INDEMNITY AND LIABILITY

Lessee shall maintain general liability insurance covering Lessee's operations on the Farm with minimum limits as specified herein. Lessee shall indemnify and hold Lessor harmless from claims arising from Lessee's negligent acts, willful misconduct, or failure to comply with law. Lessor shall maintain property insurance on permanent structures.

MAINTENANCE, REPAIRS AND FERTILITY

Lessee shall perform ordinary farming maintenance and shall not commit waste. Soil fertility management and nutrient applications shall be carried out consistent with best management practices. Major repairs to structural elements shall be Lessor's responsibility unless caused by Lessee's negligence.

INSPECTION AND ENTRY

Lessor and Lessor's agents may enter the Farm upon giving Lessee not less than days' notice for routine inspection. In emergencies, Lessor may enter without notice. Inspection shall be at reasonable times and shall not unreasonably interfere with agricultural operations.

ASSIGNMENT, SUBLETTING AND TRANSFER

Lessee shall not assign this Agreement or sublease the Farm without prior written consent of Lessor, which shall not be unreasonably withheld. Any assignment without consent is voidable by Lessor.

DEFAULT AND REMEDIES

Failure to pay rent when due or material breach of any covenant constitutes default. Lessor shall provide written notice specifying the breach and a cure period of days, after which Lessor may pursue remedies including termination, damages, or eviction consistent with law. Lessee shall be liable for reasonable costs and attorneys' fees incurred by Lessor in enforcing this Agreement.

TERMINATION; SURRENDER

Upon expiration or termination, Lessee shall remove personal property and surrender possession in broom-clean condition, subject to normal wear and agreed crop harvesting rights. Any unharvested crops or produce shall be handled as follows:
