What the Animal Care Addendum Is

An Animal Care Addendum is a contract attachment that documents permissions, responsibilities, and restrictions related to animals on a leased property or within a care arrangement. It clarifies allowed species, vaccination and licensing requirements, financial responsibility for damage, and emergency care instructions to reduce disputes between owners and property managers.

Why an Addendum Protects Both Parties

A clear Animal Care Addendum reduces ambiguity about pet-related damages, establishes liability and care expectations, and preserves the landlord or provider’s property rights while protecting the animal owner from unexpected penalties.

Why an Addendum Protects Both Parties

Who Commonly Prepares or Signs This Addendum

Typical preparers include landlords, property managers, veterinary practices, boarding facilities, and tenants or animal owners.

  • Landlords and property managers — Establish pet deposits, allowed animal types, and remediation responsibilities to protect property.
  • Tenants and owners — Confirm permitted animals, provide vaccination proof, and document emergency contacts and vet authorization.
  • Veterinary/boarding providers — Record care authorizations, medical release, emergency treatment permissions, and payment responsibilities.

Use signatures and dated contact information to make the addendum enforceable and link it to the primary agreement.

  • Failure to specify emergency care authority and payment responsibility for urgent treatment.

Eviction Risk: Repeated violations may lead to eviction
Liability Claims: Owner responsible for bites or injuries
