What an Appraisal Repairs Request Is and When it’s Used

An Appraisal Repairs Request is a written list submitted to an appraiser, lender, or borrower that documents specific property repairs, improvements, or corrections required to meet underwriting, valuation, or sale conditions. It typically accompanies an appraisal report or underwriting review and clarifies which items must be completed and verified before closing, funding, or final valuation. The request identifies the repair scope, responsible party, location within the property, and any required inspection or re-inspection steps so all parties understand what must be done and how compliance will be demonstrated.

Why an Appraisal Repairs Request Matters

A clear Appraisal Repairs Request reduces closing delays, aligns expectations among buyer, seller, appraiser, and lender, and provides a documented basis for re-inspection and final valuation adjustments.

  • Lenders and underwriters specifying conditions for loan approval and property eligibility.
