What an Appraisal Report Copy Is and when it’s used

An Appraisal Report Copy is a complete duplicate of a professional property appraisal delivered to an authorized recipient. It includes the appraiser's conclusions of value, supporting data (market analysis, comparable sales, and photos), the certification and limiting conditions, and any assumptions or extraordinary items. Lenders, brokers, borrowers, and legal counsel commonly request this copy for underwriting, dispute review, secondary market delivery, or file audits. The copy preserves the appraisal record and supports downstream decisions such as loan approval, property sale, tax review, or litigation.

Why keeping a clear appraisal copy matters

A preserved Appraisal Report Copy provides transparent evidence of valuation, supports lender underwriting and compliance reviews, and reduces disputes by recording assumptions, data sources, and the appraiser’s certification. It also aids audit trails and secondary-market requirements.

Why keeping a clear appraisal copy matters

Typical users and recipients of the Appraisal Report Copy

The Appraisal Report Copy is shared among several stakeholders depending on transaction type and regulation.

  • Lenders and underwriters who need valuation evidence for credit decisions and secondary-market delivery
  • Borrowers or homeowners who request the appraisal for review, dispute, or refinancing purposes
  • Real estate brokers and attorneys who require documentation for negotiations, closings, or litigation

Knowing common recipients helps route the copy correctly and ensures compliance with privacy and disclosure rules.
