What Architectural Exterior Elevations Represent

Architectural exterior elevations are scaled drawings that depict each exterior face of a building, showing vertical dimensions, materials, openings, rooflines, and exterior finishes. They translate the three-dimensional design into orthogonal views used by permitting authorities, contractors, fabricators, and consultants to verify compliance with codes, zoning setbacks, fenestration requirements, and aesthetic guidelines. Elevations typically accompany floor plans, sections, and details within a construction document set and are used during bidding, permit review, and construction administration to communicate design intent clearly and consistently.

Why Accurate Exterior Elevations Matter

Clear, correct elevations reduce permit delays, prevent construction change orders, and provide a single source of truth for façade materials, heights, and openings. They support code review, cost estimating, and coordination among structural, mechanical, and glazing trades while documenting compliance for inspections and final approval.

Why Accurate Exterior Elevations Matter

Who Prepares and Relies on These Drawings

Teams across design and construction use exterior elevations at different project stages and for regulatory submissions.

  • Architects and designers: Produce permit-ready elevations showing materials, dimensions, and compliance notes for review.
  • General contractors: Use elevations for quantity takeoffs, sequencing, and subcontractor coordination on façade work.
  • Local building officials and reviewers: Compare elevations to code, zoning, and energy compliance requirements during permitting.

Delivering precise elevations helps all stakeholders reduce risk, align expectations, and speed approval and construction workflows.

Essential Elements of Professional Exterior Elevations

A complete set of exterior elevations communicates scale, materials, and assembly details while linking to specifications and structural information required for permit review and construction.

Orthogonal Views

Front, rear, and side elevations drawn to the project scale that show building height, grade relationships, and roof geometry for each façade.

Scale & Dimensions

Clearly labeled scale, overall heights, floor heights, window and door extents, and critical dimensions for construction and prefabrication accuracy.

Material Callouts

Surface materials and assemblies identified with notes and keyed references to the specifications, including colors, finishes, widths, and joint treatments.

Openings & Details

Window and door schedules, lintel and sill conditions, and referenced detail drawings for flashing, waterproofing, and attachment methods.

Annotations & Notes

Code and performance notes, thermal/solar considerations, trim heights, and references to structural or mechanical coordination requirements.

Architect Seal

Where required by jurisdiction, stamped and signed elevations bearing the licensed architect or engineer seal and revision block for official submissions.

Document Controls and Security Considerations

Access Control: Role-based access
Versioning: Track revisions
Audit Trail: Signatures and timestamps
Confidentiality: Limit public access
In-Transit Encryption: TLS 1.2/1.3
At-Rest Encryption: AES-256 storage

Risks of Inaccurate or Incomplete Elevations

Permit Rejection: Application denied
Change Orders: Costly revisions
Noncompliance: Code violations
Safety Hazards: Structural risks
Scheduling Delay: Project hold-ups
Contract Disputes: Claims and litigation

Common Preparation Errors to Avoid

  • Missing or inconsistent scales between plan and elevation that lead to conflicting dimensions and field remeasurements during construction.
  • Omitting material specifications or manufacturer references, which delays procurement and creates substitution disputes during bidding.
  • Failing to show existing grade and building ties, causing foundation or drainage work to be improperly coordinated with new façade conditions.
  • Neglecting required jurisdictional stamps, signatures, or sealed details that result in permit resubmission and extended review cycles.

Step-by-Step: Preparing Permit-Ready Exterior Elevations

Follow these sequential steps to assemble elevations that meet regulatory and construction needs.

  • 01
Gather Inputs: Collect site survey, floor plans, and structural grid.
  • 02
Set Scale: Apply consistent drawing scale across all views.
  • 03
Draft Views: Draw each façade with accurate heights and openings.
  • 04
Annotate & Seal: Add notes, material legend, revisions, and required seals.

How Elevations Move from Design to Permit

These are the typical stages an elevation passes through from designer completion to regulatory approval and contractor distribution.

  • Design: Architect produces initial elevations for client review.
  • Internal Review: Coordination with structural and MEP teams for conflicts.
  • Permit Submission: Submit stamped set to the local building department.
  • Distribution: Share approved set with contractor and trades.

Configuring an Online workflow for Elevation Submissions

When completing and routing elevations digitally, configure fields and integrations to match permit and review requirements.

Field Configuration
Signature Block Require licensed professional signature and date
File Format Submit PDF/A for archival compatibility
Authentication Enable two-factor or ID verification for seal
Integrations Connect to project storage and permit portals

Digital Submission Requirements and Supported Formats

Many permitting authorities and project teams expect PDF-based submissions and secure signature provenance when receiving exterior elevations.

  • Integrations: Salesforce, NetSuite, Procore
  • File Types: PDF, DOCX, CAD exports
  • Auth Options: Email, SMS, KBA, or SSO

Ensure the chosen platform supports required file formats, audit trails, and authentication methods expected by the local authority having jurisdiction.

Typical Timelines and Review Expectations

Permit and review timelines vary by jurisdiction and project complexity; plan schedules accordingly to prevent construction delays.

Initial Review Window:

Local plan review commonly takes 2–6 weeks depending on workload and project scope.

Resubmission Period:

Address review comments and resubmit within the timeframe specified by the reviewer, often 2–4 weeks.

Permit Issuance:

After approvals and fees, issuance may occur within days to several weeks based on agency staffing.

Bidding Timeline:

Allow 2–3 weeks for competitive subcontractor bids once elevations and specs are issued.

Revision Turnaround:

Minor revisions can typically be processed in 1–2 weeks; major design changes extend the schedule.
