10. Default, Remedies and Termination

Event of Default: Tenant shall be in default for failure to pay rent when due, material breach of any covenant, or illegal use of the premises. Landlord shall give Tenant written notice specifying the breach and a reasonable opportunity to cure where cure is possible. If Tenant fails to cure within the time specified, Landlord may pursue remedies allowed by law, including termination and recovery of damages and attorneys' fees.

12. Notices
