What the Business UAR Redo is and when it applies

The Business UAR Redo is a corrected or resubmitted Uniform Appraisal Report (UAR) prepared for a business or commercial property when the original appraisal requires amendment. It documents revised valuation, corrected factual data, or clarified assumptions and is used to update lender records, underwriting files, or buyer/seller disclosures. The redo typically includes a clear revision log, supporting exhibits such as corrected comparables or leases, the appraiser's certification and signature, and any lender-directed cover memo explaining the changes and reasons for resubmission.

Why completing a Business UAR Redo matters

A clear, well-documented redo reduces underwriting delays, clarifies valuation assumptions, and preserves an auditable record for lenders and borrowers. Properly executed corrections support compliance with appraisal standards and reduce the risk of funding holds or request-for-information cycles.

Why completing a Business UAR Redo matters

Who prepares and who receives a Business UAR Redo

Typical participants include the original appraiser, client lender, borrower or seller, and underwriting reviewers.

  • Lenders and underwriters — request and review corrected valuation items during loan approval.
  • Licensed commercial appraisers — prepare the revised UAR, attach exhibits, and provide certification.
  • Borrowers or sellers — receive copies to reconcile closing paperwork and ensure correct property facts.

Each party should retain the redo and its attachments in the loan file for audit and retention compliance.

Core components of a professional Business UAR Redo

A professionally prepared redo organizes corrections so reviewers can quickly confirm what changed, why, and who authorized the change.

Cover Memo

Concise letter describing the reason for the redo, summary of changes, and reference to original UAR pages for easy cross-checking.

Revision Log

A dated list of each corrected item (line, table, page) showing original entry, corrected entry, and who approved or requested the change.

Corrected Valuation

Updated final value with methodology notes explaining adjustments, revisited comparables, and any recalculated capitalization rates.

Supporting Exhibits

Corrections to comps, leases, contracts, photographs, or survey excerpts attached and labeled to match the revision log.

Appraiser Certification

Signed certification block from the appraiser confirming the corrections comply with USPAP and any lender instructions.

Signature & Dates

Clearly signed and dated signature blocks for the appraiser (and reviewer if required), plus effective date for the revised opinion.

Required identifying details on the redo

Property ID: Parcel or legal description
Appraiser: Name and license number
Effective Date: Date of valuation opinion
Corrected Value: Final opinion of value
Revision Summary: Short description of changes
Signatory: Authorized signer name and title

Step-by-step: preparing a Business UAR Redo

Follow a concise sequence to ensure edits are auditable and acceptable to the lender and file reviewers.

  • 01
Review original: Identify items requiring correction and note exact page and line references.
  • 02
Prepare revision log: List original entry, corrected entry, reason, and who requested the change.
  • 03
Attach exhibits: Include corrected comps, leases, photos, and supporting documentation labeled to match the log.
  • 04
Sign and submit: Appraiser signs redo; deliver to lender and retain a certified copy in the file.

Setting up an online redo workflow

Configure a digital workflow to control routing, authentication, and storage when completing a Business UAR Redo electronically.

Field Configuration
Document template Use the UAR form with an added revision log page
Authentication Email plus optional SMS or KBA for higher assurance
Routing order Appraiser → Reviewer → Lender (sequential)
Storage Save signed PDF/A in lender archive

Where the Business UAR Redo typically goes next

Understand the usual routing so nothing is missed after the redo is signed and packaged.

  • Lender review: Underwriting verifies corrections against request and loan conditions.
  • Underwriter sign-off: Approval recorded in loan file or additional requests issued.
  • Closing / escrow: Final documents updated if redo affects closing figures.
  • File archive: Signed redo and exhibits stored for audit and retention.

Distribution and technical considerations for eSubmission

Choose a platform that supports secure file formats, audit trails, and your required signer authentication level.

  • File formats: PDF/A and DOCX are standard for preservation and compatibility.
  • Integrations: Connectors with Loan Origination Systems, NetSuite, Salesforce, or cloud storage speed routing.
  • Authentication options: Email, SMS code, KBA, or enterprise SSO depending on risk appetite.

Ensure the chosen platform provides an immutable audit trail and preserves a signed copy suitable for regulatory review.

Typical deadlines and processing expectations

Deadlines vary by lender and loan program; confirm any resubmission window before preparing the redo.

Resubmission window:

Commonly required within 5–15 business days after request.

Underwriter review:

Often completes review in 3–10 business days after receipt.

Closing impact:

Late redos can delay funding or change closing timelines.

Audit retention:

Keep signed redo with loan file per retention rules.

Expedited requests:

Expedite options may be available for additional fee.

Common mistakes to avoid when preparing a redo

  • Failing to reference the original UAR page and line numbers, which forces reviewers to search and can delay approval.
  • Omitting supporting exhibits or attaching mismatched documents that do not correspond to listed corrections.
  • Using inconsistent dates or leaving the effective valuation date unchanged after revisions, causing audit confusion.
  • Not obtaining a clear authorization or request from the lender before changing valuation conclusions, risking non-acceptance.

Consequences of an incorrect or incomplete redo

Underwriting delay: Loan approval postponed
Funding hold: Settlement may be deferred
Regulatory exposure: Audit findings for poor recordkeeping
Rework costs: Additional appraiser time and fees
Reputational risk: Client trust may be affected
Contract disputes: Potential for closing or purchase disagreements
