CAMP RENTAL AGREEMENT

This Camp Rental Agreement ("Agreement") is entered into as of by and between Lessor Name: whose address is (hereinafter "Lessor"), and Lessee Name: whose address is (hereinafter "Lessee").

RECITALS

WHEREAS, Lessor is the lawful owner or authorized manager of the camp property described as: (the "Premises"); and

WHEREAS, Lessee desires to rent the Premises for recreational lodging and related incidental uses, subject to the terms and conditions set forth herein; and

WHEREAS, Lessor agrees to rent the Premises to Lessee for a limited Term upon the conditions set forth below.

NOW, THEREFORE, in consideration of the mutual covenants herein contained, the parties agree as follows:

Lessor hereby rents to Lessee and Lessee hereby rents from Lessor the Premises described above, together with all fixtures and furnishings expressly made available to Lessee. Specific campsite or unit identifier:

Lessee shall comply with all local laws, health and safety regulations, and posted campground rules.

5. ACCESS, ENTRY, AND KEYS

Lessor or Lessor's agents may enter the Premises upon reasonable notice to inspect, make repairs, or show the Premises to prospective occupants. In emergencies, Lessor may enter without prior notice. Lessee shall return all keys and access devices to Lessor upon termination. Charges for lost keys:

6. MAINTENANCE, REPAIRS AND CLEANING

Lessee shall keep the Premises clean and free of debris, and shall promptly notify Lessor of any damage or condition requiring repair. Lessor shall be responsible for major structural repairs, and Lessee shall be responsible for repair of damage caused by Lessee's negligent or intentional acts. Cleaning requirements upon departure:

Any utilities not included are the sole responsibility of Lessee. Interruption of utilities beyond Lessor's control shall not constitute a breach if Lessor acts reasonably to restore service.

8. INSURANCE, ASSUMPTION OF RISK AND LIABILITY

Lessee accepts the risks inherent to outdoor and recreational activities conducted on the Premises. Lessee shall maintain, at Lessee's expense, personal liability insurance covering Lessee and guests and shall provide proof of insurance upon request. Lessor shall not be liable for personal injury, death, loss, or damage to personal property except to the extent caused by Lessor's gross negligence or willful misconduct.

9. INDEMNIFICATION

Lessee agrees to indemnify, defend and hold harmless Lessor, its agents and employees from and against any claims, liabilities, damages, losses and expenses, including reasonable attorneys' fees, arising out of Lessee's use of the Premises, breach of this Agreement, or negligent acts or omissions of Lessee or Lessee's guests, except to the extent caused by Lessor's gross negligence or willful misconduct.

10. DAMAGE, DESTRUCTION AND REPAIR

If the Premises are substantially damaged or destroyed during the Term so as to render them uninhabitable, Lessor may terminate this Agreement by written notice and shall return any unearned rent and security deposit, less lawful deductions. Lessee remains responsible for damage caused by Lessee or guests, and Lessor may deduct repair costs from the security deposit. Lessee shall be notified in writing of any deductions and supporting documentation.

11. CANCELLATION AND TERMINATION

Cancellation by Lessee must be made in writing to Lessor. If Lessee cancels within prior to the start of the Term, the refund policy set forth below applies: Refund terms and any administrative fees:

12. DEFAULT AND REMEDIES

If Lessee fails to pay rent or breaches any covenant of this Agreement, Lessor shall provide written notice specifying the breach and a reasonable opportunity to cure. If Lessee fails to cure, Lessor may pursue available remedies at law or in equity, including but not limited to termination, recovery of damages, and costs of collection, including reasonable attorneys' fees.

13. NOTICES

All notices required or permitted under this Agreement shall be in writing and delivered personally, by certified mail, return receipt requested, or by nationally recognized overnight courier to the addresses set forth below or such other address as either party may designate in writing.

14. GOVERNING LAW; VENUE

This Agreement shall be governed by and construed in accordance with the laws of the State of without regard to its conflict of law principles. Venue for any action arising out of this Agreement shall be in the appropriate court located in the county where the Premises are located.

15. ENTIRE AGREEMENT; SEVERABILITY

This Agreement, together with any written attachments executed by the parties, constitutes the entire agreement between the parties with respect to the subject matter hereof and supersedes all prior agreements and understandings. If any provision of this Agreement is held invalid or unenforceable, the remaining provisions shall remain in full force and effect.

16. AMENDMENT; WAIVER; COUNTERPARTS

This Agreement may be amended only by a written instrument signed by both parties. No waiver of any provision shall be effective unless in writing and signed by the party granting the waiver. This Agreement may be executed in counterparts, each of which shall be deemed an original, and facsimile or electronic signatures shall be binding.
