Tenant shall keep the assigned carport space reasonably clean and free of oil, fuel, and debris. Tenant shall not make structural changes, install cabinets, attach fencing, or alter fixtures without prior written consent from Landlord. If consent is granted, Tenant shall be responsible for restoring the carport to its original condition upon termination unless Landlord directs otherwise.

Landlord and its agents retain the right to access the carport for inspection, maintenance or repair upon reasonable notice, except in emergencies where no notice is required.

Insurance and Liability

Tenant accepts sole responsibility for loss or damage to Tenant's vehicle(s) and personal property stored in the carport. Tenant is encouraged to maintain automobile and personal property insurance. Landlord is not responsible for theft, vandalism, acts of third parties, or damage arising from Tenant's use of the carport.

Indemnity and Release

To the fullest extent permitted by law, Tenant shall indemnify, defend and hold harmless Landlord, its agents and employees from and against all claims, liabilities, losses, damages, costs and expenses (including reasonable attorneys' fees) arising out of Tenant's use of the carport, including injury to persons or property, except to the extent caused by Landlord's gross negligence or willful misconduct.

Default, Remedies and Termination

A material breach of this Addendum shall constitute a breach of the Lease. Remedies shall include recovery of unpaid charges, immediate termination of carport privileges, and any other relief available under the Lease or law. Landlord may revoke carport privileges upon Tenant's repeated violations after written notice. Termination of the Lease results in automatic termination of this Addendum.

All notices required under this Addendum shall be given in the manner prescribed by the Lease and shall be sent to the addresses set forth below (or updated per Lease provisions).

Governing Law; Entire Agreement

This Addendum is governed by the laws of the State of . Except as expressly modified herein, all other terms and conditions of the Lease remain in full force and effect.
