Permitted Use: The carport shall be used solely for the lawful parking of motor vehicle(s) registered below and incidental ingress and egress. Storage of household goods, commercial inventory, hazardous materials, or performing vehicle repairs for compensation is prohibited unless expressly permitted in writing by Lessor.

MAINTENANCE, REPAIRS, AND ACCESS

Lessor shall maintain the structural integrity of the carport and common areas. Lessor is not responsible for damage to Lessee's vehicle(s) except where caused by Lessor's gross negligence. Lessee shall maintain the interior of the assigned carport space in a clean condition and shall not permit fluid leaks, waste, or debris to accumulate.

Lessor (and authorized agents) retain the right to access the carport for inspection, maintenance, or emergencies upon reasonable notice to Lessee except in emergency situations. Lessee shall not change locks or security devices without prior written consent.

INSURANCE, LIABILITY, AND INDEMNITY

Lessee shall maintain automobile liability insurance covering Lessee's vehicle(s) parked on the Premises. Lessor is not liable for theft, vandalism, or damage to Lessee's vehicle(s) except to the extent caused by Lessor's gross negligence or willful misconduct. Lessee releases, indemnifies, and holds Lessor harmless from claims arising from Lessee's use of the carport, except for claims resulting from Lessor's gross negligence.

DEFAULT, TERMINATION, AND REMEDIES

Failure to pay rent or other material breach by Lessee constitutes default. On default, Lessor may pursue all remedies available at law or equity, including termination of this Agreement, removal of vehicles consistent with applicable law, and recovery of unpaid rent, damages, and costs. Abandonment of a vehicle may be treated as surrender and is subject to storage and disposal in accordance with applicable law; Lessee shall be responsible for removal and related charges.

DISCLOSURES AND RULES

Lessee acknowledges receipt of and agrees to comply with any written carport rules and regulations provided by Lessor. Lessee acknowledges that the carport may be subject to weather exposure and that Lessor makes no warranty of suitability for the storage of nonoperational vehicles or valuables.

All notices under this Agreement shall be in writing and delivered to the addresses below by hand, certified mail, or other method providing proof of delivery. Notice is effective upon delivery or receipt.
