The Client hereby authorises the Agent to act as the Client's real estate agent with the authority to perform the acts checked below on behalf of the Client. This authorisation is a limited agency agreement for the Property identified above and is governed by the terms set forth in this document.

Allow showings and access to the Property for prospective buyers, inspectors, appraisers and contractors.

Negotiate offers, counter-offers and terms for sale or purchase of the Property.

Execute and deliver contracts, amendments, escrow instructions and other documents incident to the transaction on behalf of the Client, subject to prior Client approval when required by law or custom.

Receive and deliver earnest money, deposits or trust funds related to the transaction, to be held in broker trust as required by law.

Release or exchange information about the Client and Property with lenders, appraisers, inspectors, title companies and other transaction parties as necessary to effectuate the transaction.

Default, Remedies and Indemnity

If the Client fails to perform any material obligation under this Authorisation and such failure is not cured within ten (10) days after written notice, the Agent may pursue any remedies available at law or in equity, including recovery of commission and costs. The Client shall indemnify and hold harmless the Brokerage and Agent from any claims, liabilities or expenses arising from Client's breach of representations or failure to disclose material facts.

Revocation and Termination

This Authorisation may be revoked by the Client upon written notice delivered to the Broker at the Brokerage Address set forth above. Revocation shall be effective three (3) business days after receipt by the Brokerage unless a different period is required by law. Termination does not affect obligations incurred prior to the effective date of revocation or termination.

Miscellaneous

Governing Law: This Authorisation shall be governed by and construed in accordance with the laws of the state in which the Property is located. Venue for disputes shall be in the courts of that state.

Entire Agreement: This instrument contains the entire agreement between the parties relating to the subject matter hereof and supersedes all prior oral and written agreements. Any amendment must be in writing and signed by both parties.
