What the Client Disclosures to Sign Document Is

The Client Disclosures to Sign is a standardized document used to present required notices and acknowledgments to a client before or during a professional engagement. It typically consolidates privacy notices, consent to electronic records, fee disclosures, conflict-of-interest statements, and any service-specific warnings so a single signature records the client’s informed acceptance. Well-constructed client disclosures clarify rights and obligations, support regulatory compliance, and create a single retained record for audit and dispute resolution.

Why a Clear Client Disclosures to Sign Matters

Client disclosures centralize legal notices and consent in one signed record to reduce ambiguity, document consent to electronic delivery under ESIGN (15 U.S.C. ch. 96), and support intrastate rules under UETA where applicable. Proper disclosures reduce transactional risk, improve auditability, and create defensible proof of client acknowledgment.

  • Real estate brokers and property managers presenting condition disclosures, lead-based paint notices, and service terms.
