CLOSET RENTAL AGREEMENT

RECITALS

WHEREAS, Owner/Lessor: is the lawful owner of certain closet/storage space described below located at (the "Closet Space"); and

WHEREAS, Lessee/Renter: desires to rent the Closet Space from Owner for the purpose of storing non-hazardous personal property under the terms and conditions set forth in this Agreement.

NOW, THEREFORE, in consideration of the mutual promises and covenants contained herein, the parties agree as follows:

Late Payment: If any payment is not received within days after its due date, Lessee shall pay a late fee of of the overdue amount, plus interest at the highest rate permitted by law on past due balances.

Either party may terminate this Agreement for convenience upon providing written notice at least days prior to the intended termination date. Owner may terminate immediately for Lessee's material breach, including nonpayment, unlawful use of the Closet Space, or failure to maintain required insurance.

CONFIDENTIALITY

The parties acknowledge that information concerning the contents of the Closet Space, the identity of the Lessee, access codes, and any inventory lists are Confidential Information. Neither party shall disclose Confidential Information to any third party except to the extent necessary to perform obligations under this Agreement, to comply with law, or to respond to lawful process. Owner shall not inspect or disclose contents except as necessary to enforce this Agreement, to address safety concerns, or when required by law. Confidentiality obligations survive any termination of this Agreement for a period of two (2) years.

ACCESS; USE; INSURANCE; LIABILITY

Access: Lessee may access the Closet Space during agreed hours: . Owner may change access hours with reasonable notice.

Permitted Use: The Closet Space shall be used only for lawful storage of non-hazardous personal property. Prohibited items include explosives, flammables, perishable goods, illegal substances, and any item that would create a health or safety hazard.

Insurance & Liability: Lessee is solely responsible for obtaining insurance covering the loss or damage to stored property. Owner is not responsible for loss, theft, damage, or deterioration of Lessee's property except to the extent caused by Owner's gross negligence or willful misconduct. Lessee shall indemnify and hold Owner harmless from and against all claims arising from Lessee's use of the Closet Space.

MAINTENANCE AND REPAIRS

Lessee shall keep the Closet Space clean and shall not permit any waste, nuisance, or dangerous materials. Owner will maintain structural elements of the Closet Space; Lessee shall be responsible for damage caused by Lessee's misuse or negligence.

GOVERNING LAW; ENTIRE AGREEMENT

This Agreement shall be governed by and construed in accordance with the laws of the state indicated above, without regard to its choice-of-law principles. This Agreement constitutes the entire agreement between the parties with respect to the subject matter hereof and supersedes all prior understandings, representations, and agreements, written or oral. Any amendment must be in writing and signed by both parties.

MISCELLANEOUS PROVISIONS

Assignment: Lessee may not assign or sublet the rights granted by this Agreement without Owner's prior written consent. All notices required under this Agreement shall be in writing and delivered to the addresses provided below.
