What a Coming Soon Property Listing Is

A Coming Soon Property Listing is a pre-market notice used by real estate brokers and sellers to announce an intended listing before the property is publicly active on MLS and syndication channels. It typically includes the property address, basic descriptions, photos, planned on-market date, and limited showing instructions. Purpose is to generate interest and schedule showings while complying with local MLS rules and disclosure obligations. State and MLS restrictions vary; some jurisdictions prohibit public marketing before active MLS posting. Use this listing only when all required seller consents and brokerage approvals are documented.

Why Agents and Sellers Use a Coming Soon Listing

A Coming Soon Property Listing lets sellers test market interest, collect showings, and prepare disclosures before full MLS syndication. It can create urgency among buyers while preserving confidentiality when needed. Ensure local MLS rules and seller consent are satisfied to avoid violations.

Why Agents and Sellers Use a Coming Soon Listing

Who Typically Prepares and Uses This Listing

Typical users include listing agents, sellers, brokerage administrators, and marketing coordinators who manage pre-market promotion and MLS compliance.

  • Listing agents coordinating showings and compliance with local MLS rules.
  • Sellers seeking controlled exposure and early feedback from qualified buyers.
  • Brokerage admins monitoring listing timelines and internal approvals for compliance.

Teams should consult MLS rules and document seller authorization before publishing any Coming Soon notice.

Core Elements of a Professional Coming Soon Property Listing

A professional Coming Soon Property Listing organizes essential data, required notices, and presentation elements so agents can present consistent, compliant pre-market information to MLS and prospective buyers.

Property Details

Include full street address, unit number, neighborhood, square footage, bedrooms, bathrooms, lot size, and any zoning or HOA identifiers relevant to buyer inquiries and disclosure obligations under state law.

Photos & Media

Add representative interior and exterior photos, floor plans, and a short video if available. Avoid staging misrepresentation; date media and retain originals for verification if MLS questions arise.

On-Market Date

State the planned active listing date or a range. This field determines MLS posting timing and must align with broker authorization and any required pre-listing notices.

Showing Instructions

Specify allowed showing windows, lockbox details, and any occupant privacy constraints. Clear showing rules reduce scheduling conflicts and help ensure compliance with local health or safety guidelines.

Seller Disclosures

Attach required disclosure forms and known defect statements. Documenting seller acknowledgement protects the brokerage and provides evidence of compliance if later disputes arise.

MLS Remarks

Use concise MLS-safe language. Do not include agent contact info or promotional statements unless permitted by MLS rules; follow syndication and fair housing guidelines.

Brian Fitzgibbons, Optica Ventures LLC

Brian Fitzgibbons at Optica Ventures used pre-market listings to gauge buyer interest and coordinate showings for off-market investment properties.

  • He emphasized fast, documented e-sign workflows.
  • Their approach included detailed property summaries, staged media, and signed acknowledgements from sellers, which allowed quick transition to active listings and provided evidence in case of buyer disputes or MLS compliance reviews.

Best Practices to Keep Listings Accurate and Compliant

Follow these practical best practices to keep Coming Soon Property Listings compliant, accurate, and useful for agents, sellers, and potential buyers.

Obtain Written Seller Authorization Early
Secure a signed document from the seller explicitly authorizing a Coming Soon listing, including permitted marketing channels and showing permissions; keep this on file to demonstrate consent in MLS audits or dispute resolution.
Follow MLS and Local Rules
Review applicable MLS regulations and local association policies before posting; ensure language, timing, and agent contact rules are followed. Noncompliance can result in fines, mandatory relisting, or disciplinary action by the brokerage.
Use Clear, Non-Promotional Language
Write factual MLS-safe remarks without exaggerated claims or personal contact information where prohibited. Avoid phrases that imply price reductions or scarcity unless substantiated; maintain fair housing compliance in every public field.
Keep Complete Audit Records
Retain copies of the Coming Soon listing, signed disclosures, approvals, and any e-sign audit trails. Maintain records for the retention period required by tax, MLS, or state regulations to support later reviews.
