Upon Default, Landlord may terminate this Lease, recover possession, and pursue all remedies at law or in equity. Tenant shall be liable for reasonable attorneys' fees and costs incurred by Landlord in enforcing this Lease.

ASSIGNMENT & SUBLETTING

Governing Law: This Lease shall be governed by the laws of the state in which the Premises are located. The parties waive trial by jury to the extent permitted by law.
