Taxes, Assessments & Additional Charges

Tenant shall be responsible for payment of any sales, business, personal property taxes, or assessments attributable to Tenant's use. Real property taxes and assessments levied against the fee interest in the Premises shall be paid by Landlord unless otherwise provided in this Lease. Any additional charges agreed to be paid by Tenant shall be considered Additional Rent and collectible as Rent.

Default & Remedies

If Tenant fails to pay Rent or otherwise breaches any material covenant, Landlord shall provide written notice and Tenant shall have days to cure such default, except in the case of non-monetary breaches that reasonably require more time. Landlord may pursue all remedies available at law or equity, including termination of the Lease, recovery of damages, and recovery of attorneys' fees.

The prevailing party in any action to enforce this Lease shall be entitled to recover reasonable attorneys' fees, court costs, and collection expenses.

Assignment & Subletting

Tenant shall not assign, transfer, or sublet any interest in this Lease without Landlord's prior written consent, which consent shall not be unreasonably withheld for a qualified assignee. Any assignment made in violation of this provision shall be void and subject to immediate termination at Landlord's option.

Notices

All notices required or permitted under this Lease shall be in writing and delivered to the addresses specified below by personal delivery, recognized overnight courier, or certified mail, return receipt requested, and shall be effective upon receipt.
