Renter shall procure and maintain commercial general liability insurance with limits not less than per occurrence and name Owner as additional insured. Certificate of insurance must be delivered to Owner at least days prior to the Event Date.

6. Damage, Repair & Security Deposit

Owner will inspect the Venue following the Event. Reasonable costs to repair damage beyond ordinary wear and tear shall be deducted from the security deposit. Any remaining costs exceeding the deposit amount are the responsibility of Renter.

7. Cancellation; Force Majeure

Neither party shall be liable for failure to perform where such failure is as a result of Acts of God, war, government regulation, disaster, strikes, civil disorder, or other emergencies beyond that party's reasonable control. The parties shall negotiate replacement dates in good faith where practicable.

8. Compliance, Licenses & Permits

Renter is responsible for obtaining and paying for all licenses, permits and approvals required by law for the Event, including health, alcohol, fire marshal and occupancy permits. Renter shall comply with all applicable laws and regulations.

9. Access, Keys & Security

Owner shall provide access instructions, keys, or access codes no later than days prior to the Event. Renter is responsible for securing the Venue during the Event and must return keys/access devices upon completion.

11. Default & Remedies

If Renter fails to pay amounts when due or breaches any material provision of this Contract, Owner may terminate this Contract, retain deposits as liquidated damages, seek collection of unpaid fees and costs of repair, and pursue any other remedies available at law or equity. Owner's exercise of one remedy shall not preclude other remedies.

12. Miscellaneous

This Contract, including any attachments and schedules signed by the parties, constitutes the entire agreement between the parties and supersedes all prior negotiations, representations or agreements, whether written or oral.
