CONDO LEASE ADDENDUM

This Condo Lease Addendum (the Addendum) is made and entered into on and supplements the Lease dated between Landlord and Tenant with respect to the Unit identified below.

Except as expressly modified by this Addendum, all terms, covenants, and conditions of the Lease remain in full force and effect. In the event of any conflict between the Lease and this Addendum, the terms of this Addendum shall control.

Condo Association / HOA

Tenant acknowledges that the Unit is subject to condominium association (Association) rules and bylaws. Tenant agrees to comply with all Association rules, covenants, conditions and restrictions and to obtain any permits or approvals required by the Association prior to undertaking alterations or installations.

Parking, Storage and Access

Tenant shall not permit vehicles to be parked in undesignated spaces, and shall comply with Association parking rules. Tenant is responsible for any parking permits or fees assessed by the Association.

Alterations, Maintenance and Repairs

Tenant shall not make structural alterations, install hard flooring, or make changes affecting common elements without prior written consent of Landlord and any required Association approval. Tenant remains responsible for ordinary maintenance and for damages caused by Tenant or Tenant's guests.

Short-term rentals, transient occupancy, or listings for rent on short-term rental platforms are strictly prohibited unless expressly authorized in writing by Landlord and permitted by the Association. Subletting is not permitted except as expressly allowed in the Lease and with prior written consent of Landlord.

Default and Remedies

Governing Law and Miscellaneous

This Addendum shall be governed by the laws of the state in which the Unit is located. If any provision is found unenforceable, the remaining provisions shall remain in full force. This Addendum, together with the Lease, constitutes the entire agreement between the parties regarding the matters herein and supersedes prior agreements to the extent inconsistent.
