CONDOMINIUM PURCHASE RIDER

This Condominium Purchase Rider ("Rider") is incorporated into and forms part of the Purchase Agreement dated between Buyer: and Seller: concerning the Condominium Unit described below. All capitalized terms used herein shall have the meanings assigned in the Purchase Agreement unless otherwise defined in this Rider.

Seller shall deliver to Buyer, within days after mutual acceptance, true and complete copies of all condominium association documents, including but not limited to the bylaws, declaration, articles, most recent financial statements, budgets, reserve study, minutes from the most recent regular meeting and any special meeting held within the last months, insurance policies and notices of pending litigation.

Buyer shall have days from receipt of the documents to review and approve the association documents in Buyer’s sole discretion. If Buyer, acting in good faith, determines the documents contain materially adverse conditions or restrictions not acceptable to Buyer, Buyer may terminate the Purchase Agreement by written notice to Seller prior to expiration of the review period and receive a full refund of any deposit subject to the terms of the Purchase Agreement.

Miscellaneous Provisions

This Rider, together with the Purchase Agreement and any addenda, constitutes the entire agreement between Buyer and Seller with respect to the Condominium and supersedes prior negotiations and agreements. This Rider may be amended only by written instrument signed by both Buyer and Seller. Any provision held unenforceable shall be severed without affecting the enforceability of remaining provisions.
