What the Construction Roof Siding Agreement Covers

A Construction Roof Siding Agreement is a written contract that defines the scope, materials, timeline, payment terms, insurance and warranties for roof and siding work on a property. It identifies the parties (owner and contractor), project address, detailed scope of work, approved materials and brands, start and completion milestones, change-order procedures, lien waiver terms and project closeout conditions. The agreement also allocates risk (insurance, indemnity), specifies permit responsibilities, and provides signature and execution blocks so obligations are enforceable under state contract law.

Why a Clear Agreement Matters for Roofing and Siding Projects

A clear Construction Roof Siding Agreement reduces disputes, clarifies payment timing and responsibility for permits, and documents warranty and lien waiver terms that protect both parties throughout the project lifecycle.

Why a Clear Agreement Matters for Roofing and Siding Projects

Who Typically Prepares or Signs This Agreement

The agreement is used by property owners, residential and commercial contractors, subcontractors, and lenders involved in roof and siding projects.

  • Residential property owners and landlords hiring licensed roofers or siding contractors for repair or replacement projects.
  • General contractors and specialty siding or roofing subcontractors executing scope, schedule, and payment obligations.
  • Lenders, property managers, or commercial owners who require contractual protections and lien waiver provisions.

Parties should confirm authority to sign, verify licensing and insurance, and exchange documents before work begins to avoid delays.

Who Signs and Why

General Contractor

A licensed contractor signs to accept scope, cost, schedule, warranty and insurance obligations. The contractor’s signature confirms authority to engage subcontractors, request payments, and assume responsibility for code compliance and permits.

Property Owner

The owner or authorized agent signs to approve the work, accept payment terms and contingencies, and confirm final acceptance once work and punch-list items are complete. Accurate owner identification prevents payment or title disputes.
