What the Escrow Information Package Is

An Escrow Information Package is a consolidated set of documents and data supplied to an escrow agent to open and manage an escrow account for a transaction. It typically includes identifying information for parties, account set‑up details, wiring and deposit instructions, closing conditions, required supporting documents, and authorization signatures. The package establishes how funds and documents will be held, disbursed, and released under the escrow instructions and often serves as the operational reference for escrow officers and title professionals throughout closing and post‑closing administration.

Why a Complete Package Matters

A complete Escrow Information Package reduces closing delays, prevents misdirected funds, and creates a clear audit trail for compliance. Properly assembled packages help escrow officers verify identity, satisfy closing conditions, and ensure timely disbursements under agreed terms.

Why a Complete Package Matters

Who Typically Prepares and Receives the Package

Escrow information packages are prepared by parties to a closing and delivered to the escrow agent or title company ahead of closing.

  • Buyers and sellers providing identity, funding, and signature authorization for closing.
  • Lenders submitting payoff instructions, wiring details, and loan payoff conditions.
  • Real estate brokers, closing attorneys, and title companies coordinating documents and approvals.

Accurate preparation speeds review, supports compliance checks, and limits the need for last‑minute corrections or supplemental requests.

Essential Components of a Professional Package

A professional Escrow Information Package groups the core operational items that escrow officers use to validate parties, receive funds, and complete disbursements under the escrow agreement.

Party IDs

Government ID copies and entity formation documents that confirm legal names and signing authority for each party, reducing identity verification friction.

Contact List

Names, roles, phone numbers, and email addresses for all participants including buyer, seller, lender, broker, and closing attorney for timely communications.

Funding Details

Wiring instructions, bank account numbers, escrow deposit amounts, and acceptable payment methods to prevent misdirected funds and reconcile receipts.

Closing Conditions

A concise checklist of deliverables, approvals, and contingencies that must be satisfied before releasing funds or recording documents.

Supporting Docs

Title commitment, payoff statements, homeowner association estoppel, inspection reports, and any required clearances attached or referenced in the package.

Authorization

Signed escrow instructions, signature blocks, and designated signer authority statements that permit the escrow agent to act per instructions.
