What the FHA Addendum for Finance Is and When It Applies

The FHA Addendum for Finance is a short contractual attachment used in FHA-insured residential purchase transactions to record buyer financing terms, mortgage contingency details, and lender-specific requirements that supplement the purchase contract. It clarifies FHA case number assignment, appraisal or repair contingencies tied to FHA underwriting, and any seller credits or financing concessions. The addendum helps lenders, title companies, and closing agents confirm that the loan conditions align with HUD/FHA requirements and the sales contract before closing.

Why the FHA Addendum for Finance Matters to the Closing Process

Documenting FHA-specific financing details reduces ambiguity between buyer, seller, and lender, helps prevent underwriting delays, and ensures the property and financing meet HUD requirements before closing.

Closing Delays: Missing info causes last-minute hold-ups
Title Exceptions: Address or legal errors affect title clearance
Additional Costs: Repair escrows or reinspection fees
