Security: Borrower grants Lender a purchase-money security interest and authorizes recording of a construction mortgage or roofing lien against the property described above to secure repayment of the loan and any related fees, costs and interest.

Late Payment and Default: Payments not received within 10 days of the due date shall incur a late fee equal to the greater of $25 or 5% of the overdue payment. Disbursements and Draws: Loan proceeds will be disbursed according to the agreed draw schedule set forth by the Contractor and approved by Lender. Lender may withhold a final retainage amount pending completion and final lien release from Contractor.

Prepayment: Borrower may prepay the loan in whole or in part at any time without premium or penalty, provided prepayment is accompanied by payment of accrued interest through the date of prepayment.

Governing Law: This application, and any resulting agreement, shall be governed by the laws of the state in which the property is located, without regard to conflict-of-law principles.

What the Finance Roofing Application Is

The Finance Roofing Application is a standardized form used to request financing for residential or commercial roofing projects. Lenders use the information to assess creditworthiness, collateral, and underwriting risk before issuing a loan or payment plan.

Why a Proper Application Matters

Tips for accurate and efficient completion

Follow these practices to reduce processing time, prevent rework, and maintain compliance when submitting financing for roofing projects.

Collect complete supporting documents
Attach government ID, recent pay stubs, contractor estimate, and current mortgage statement to avoid repeated requests and speed underwriting.
Use consistent names and addresses
Always match the borrower's full legal name and property address across application, ID, and title documents to prevent verification mismatches.
Enable electronic audit trails
Use platforms that provide timestamps, IP addresses, and signer authentication to satisfy ESIGN/UETA evidentiary needs and lender requirements.
Confirm notarization needs early
Determine whether the lender requires in-person notarization, RON, or witness signatures and schedule those steps before planned disbursement.

Timing considerations and common deadlines

Track time-critical tasks such as tax reporting, lender-required disclosures, and notarization scheduling to avoid penalties or delays.

Tax reporting:

Provide correct TIN upon request; incorrect TIN can trigger backup withholding at 24%.

Disclosures:

Consumer finance disclosures must precede binding commitments under federal rules.

Notarization scheduling:

Schedule in-person or RON appointments before planned funding dates.

Document retention:

Keep signed originals until minimum federal and state retention periods lapse.

Lien recording:

Record security instruments promptly to protect lender priority in real estate.
