What the Finance Top Up Document Is

A Finance Top Up Document is a formal amendment used to increase the principal or credit available under an existing loan, line of credit, or financing agreement. It records the additional amount, adjusts repayment terms and interest where applicable, and documents any new collateral or guarantor obligations. The document serves as an official record of the parties' agreement to modify the original financing arrangement and typically includes signatures, dates, and any notary or witness acknowledgements required by law or contract.

Why a Finance Top Up Document Matters

A clear top up document protects lender and borrower expectations by documenting changes to loan amount, repayment schedule, and security interests in a legally enforceable form under applicable electronic signature laws.

Why a Finance Top Up Document Matters

Who Typically Prepares and Signs This Document

Use this document when the parties need a written, signed amendment to evidence the top up, preserve security interests, and support accurate accounting and regulatory reporting.

  • Lenders and credit officers managing approved increases and amended schedules.
  • Borrowers or authorized representatives who accept revised terms and sign to consent.
  • Loan servicers or escrow agents who administer funding, recording, and disbursement.

Primary Signers and Roles

Loan Officer

A loan officer or authorized lender representative prepares and approves the top up terms, confirms credit authority, and verifies required supporting documentation before forwarding for signature.

Borrower Representative

The borrower or an authorized signatory reviews amended terms, confirms capacity to accept new obligations, and signs the document; counsel or guarantors may also need to sign depending on the agreement.
