If the tenants who have their rents terminated due to the owner's death comply within that 30-day period (except where they make no such request within that 30-day period), or (2) if at the time they enter into the lease the tenant has not made a valid express or implied statement that he or she will abide by the terms of the lease after the date of the owner's death, the tenant's lease is not terminated by the landlord.
