What the Furnishings Addendum for Real Estate Lease Is

A Furnishings Addendum for Real Estate Lease is a written attachment to a residential or commercial lease that documents furniture, appliances, and other supplied items provided by the landlord. It typically lists each item, its condition, serial or inventory numbers where applicable, assigned value, maintenance responsibilities, and rules for use and return. The addendum clarifies liabilities, security deposit adjustments, and repair obligations, and becomes part of the lease contract once signed by both parties. Use it whenever the landlord supplies furnished items or when inventory detail is needed for security deposit disputes.

Why a Furnishings Addendum Matters for Lease Clarity

The addendum reduces disputes by recording what is provided, its condition, and who pays for damage or replacement. It supports security deposit accounting, clarifies maintenance duties, and provides evidence for insurance and liability claims while integrating with the main lease.

Why a Furnishings Addendum Matters for Lease Clarity

Who Completes and Relies on the Furnishings Addendum

Typical users include landlords, property managers, tenants, and leasing agents who need a clear, signed record of furnished items.

  • Landlords and property managers who supply furnished units and need inventory control and liability allocation.
  • Tenants in furnished rentals who require item condition documentation to protect security deposit rights.
  • Leasing agents and brokers documenting inventory during move-in and move-out inspections to reduce contested claims.

The signed addendum serves as contractual proof in disputes, insurance claims, or when adjusting security deposits at move-out.

  • Using vague value descriptions like 'reasonable value' instead of specific replacement amounts or depreciation schedules.
  • Allowing unsigned or partially signed addenda to accompany leases, leaving enforceability questions in the record.
  • Neglecting to store a complete audit trail (timestamps, IP, signer email) when signing electronically, reducing evidentiary weight.
