FURNITURE LEASE RIDER

This Furniture Lease Rider is incorporated into and made a part of the Lease dated (the "Lease") between the Landlord and the Tenant identified below, and applies to the furnished premises described herein.

Property and Parties

Inventory of Furnishings

The following furniture and furnishings are supplied by the Landlord and remain the property of the Landlord. Tenant acknowledges receipt of the items listed below in the condition indicated.

Financial Terms

Payment for furniture charges shall be due on the day of each month and is subject to late fee of if unpaid after the due date.

Condition, Maintenance, and Replacement

Tenant accepts the furniture identified above in the condition listed. Tenant shall inspect and notify Landlord in writing of any discrepancies or damage within days of occupancy. Failure to notify within that period constitutes acceptance of the listed condition.

Tenant is responsible for repair or replacement costs for damage to Landlord's furniture beyond reasonable wear and tear and shall reimburse Landlord for the lesser of (a) repair costs, or (b) the reasonable replacement cost listed in the inventory. Landlord shall provide invoices or estimates supporting such costs. Normal cleaning and minor wear shall not be charged to Tenant absent neglect.

Tenant shall not remove any furniture or affix permanent fixtures to furnishings without the prior written consent of Landlord. Removal or unauthorized modification shall constitute damage and Tenant shall pay the full cost of repair or replacement.

Insurance and Liability

Tenant shall maintain renter's insurance covering Tenant's personal property and personal liability and shall maintain coverage that includes loss or damage to Landlord's furnishings for which Tenant is legally liable. Tenant shall provide proof of insurance within days of request by Landlord.

Landlord is not responsible for loss of Tenant's personal property arising from use of furnished premises, regardless of cause, except to the extent caused by Landlord's willful misconduct or gross negligence.

Security Deposit Application

Upon termination of the Lease or removal of furnishings, Landlord may deduct from the furniture security deposit amounts reasonably necessary to repair or replace furniture damaged beyond normal wear and tear, to clean furnishings to the condition at move-in, or to remove furniture if Tenant fails to do so. Landlord shall provide an itemized statement of deductions with supporting documentation within 30 days following deduction.

The following disclosures relate to the condition and history of the furnishings supplied by Landlord. Tenant acknowledges receipt of the information indicated.

Default, Remedies, and Miscellaneous

Tenant's failure to comply with the terms of this Rider constitutes a default under the Lease. In the event of default, Landlord may, in addition to remedies under the Lease or at law, repair or replace damaged furnishings and charge Tenant for such costs. Recovery of such costs shall survive termination of the Lease.

Tenant shall indemnify, defend and hold Landlord harmless from all claims, liabilities, losses and expenses (including reasonable attorneys' fees) arising out of Tenant's use, maintenance, removal, or misuse of Landlord's furnishings, except to the extent caused by Landlord's willful misconduct or gross negligence.

This Rider constitutes the entire agreement between the parties with respect to the furnishings and supersedes any prior written or oral agreements. Any amendment to this Rider must be in writing signed by Landlord and Tenant. Governing law for disputes under this Rider shall be the law of the state governing the Lease.
