GUEST RENTAL AGREEMENT

This Guest Rental Agreement (the "Agreement") is entered into as of by and between Owner Name: whose principal address is ("Owner"), and Guest Name: whose contact address is ("Guest"). Owner and Guest are each a "Party" and together the "Parties."

RECITALS

WHEREAS, Owner is the lawful owner or authorized manager of the rental premises located at (the "Premises");

WHEREAS, Guest desires to occupy the Premises on a temporary basis for the period and upon the terms set forth below; and

WHEREAS, Owner is willing to rent the Premises to Guest subject to the terms, conditions and limitations contained in this Agreement.

NOW, THEREFORE, in consideration of the mutual covenants and agreements contained herein, and other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged, the Parties agree as follows:

1. DEFINITIONS

For purposes of this Agreement: (a) "Check-In" means the date and time Guest is permitted to begin occupancy; (b) "Check-Out" means the date and time occupancy must end; (c) "Reservation" means the booking made by Guest for the Term.

2. RENTAL TERM

The rental term shall commence on Check-In: at and end on Check-Out: at . Early arrival or late departure requires Owner's prior written consent and may incur additional charges.

3. RENTAL AMOUNT AND PAYMENT

4. SECURITY DEPOSIT

Guest shall pay a security deposit of to secure performance of Guest's obligations. Owner may retain from the deposit amounts reasonably necessary to remedy Guest's default, repair damage beyond normal wear and tear, replace missing items, or clean the Premises. Any refund of the balance will be remitted to Guest within a commercially reasonable time after Check-Out with an itemized statement of deductions.

5. OCCUPANCY; HOUSE RULES

Occupancy is limited to persons. Guest shall comply with all posted house rules and not use the Premises for any illegal or commercial purpose. Parties, events, or subletting are prohibited without Owner's prior written consent.

6. CONDITION OF PREMISES; INVENTORY

Guest acknowledges having inspected the Premises and accepts them in their current condition unless a written inventory and condition report is delivered to Owner at or before Check-In. Guest shall return the Premises in substantially the same condition, reasonable wear and tear excepted.

7. ACCESS; OWNER'S RIGHT TO ENTER

Owner and Owner's agents may enter the Premises upon reasonable notice to perform maintenance, inspections, or to show the Premises to prospective guests or purchasers, or immediately in the event of an emergency. Owner shall use reasonable efforts to minimize disruption to Guest.

8. MAINTENANCE AND REPAIRS

Guest shall notify Owner promptly of any damage or condition requiring repair. Guest shall be responsible for repair costs resulting from Guest's misuse or negligence. Owner shall be responsible for repairs due to normal wear and tear and for maintaining major systems in operable condition.

9. PETS AND SMOKING

Pets are Allowed Not Allowed. Smoking is Allowed Not Allowed. Guest is responsible for any cleaning or damage charges arising from prohibited pets or smoking.

11. INDEMNIFICATION; LIMITATION OF LIABILITY

Guest shall indemnify, defend and hold harmless Owner and Owner's agents from and against any claims, liabilities, damages, losses or expenses (including reasonable attorneys' fees) arising from Guest's use of the Premises, breach of this Agreement, or negligent or willful acts. Owner's total liability for any claim arising from this Agreement shall not exceed the total rental paid by Guest for the Term, except for liability arising from Owner's gross negligence or willful misconduct.

12. INSURANCE

Guest is encouraged to obtain personal travel and property insurance. Owner's property insurance does not cover Guest's personal property. Guest is solely responsible for Guest's personal effects and vehicles.

13. DEFAULT AND REMEDIES

If Guest fails to pay any sum when due, violates any material provision of this Agreement, or engages in illegal activity on the Premises, Owner may terminate this Agreement, pursue available legal remedies, and recover damages, including reasonable costs and attorneys' fees.

14. DISPUTE RESOLUTION

The Parties shall attempt to resolve disputes arising under this Agreement through good faith negotiations. If unresolved, disputes shall be resolved by binding arbitration administered in the jurisdiction specified in the Governing Law clause, and judgment on the award may be entered in any court having jurisdiction. Each Party shall bear its own attorneys' fees unless the arbitrator or court awards fees to the prevailing party.

15. GOVERNING LAW

This Agreement shall be governed by and construed in accordance with the laws of the state or jurisdiction in which the Premises are located. The Parties submit to the exclusive jurisdiction of the courts of that state for any actions not subject to arbitration.

16. NOTICES

All notices under this Agreement must be in writing and delivered by personal delivery, nationally recognized overnight courier, or certified mail (return receipt requested) to the addresses set forth below or to such other address as a Party may designate in writing.

17. ENTIRE AGREEMENT; SEVERABILITY

This Agreement, together with any attachments or written exhibits executed by the Parties, constitutes the entire agreement between the Parties concerning the rental of the Premises and supersedes all prior understandings and agreements. If any provision is held invalid or unenforceable, the remainder of this Agreement shall remain in full force and effect.

18. AMENDMENTS; WAIVER; COUNTERPARTS

No amendment or waiver of any provision of this Agreement shall be effective unless in writing and signed by both Parties. Failure to enforce any provision shall not be deemed a waiver of future enforcement. This Agreement may be executed in counterparts, each of which shall be deemed an original.
