Any approved alteration must be restored to the condition required by the HOA and Owner at Tenant's expense upon termination if required by the HOA.

Tenant shall be liable for any fines, penalties, or assessments imposed by the HOA that arise from Tenant's acts or omissions. Landlord may pay such fines and charge Tenant as additional rent; Tenant shall reimburse Landlord within ten (10) days of written demand. Tenant shall indemnify, defend, and hold Landlord and the HOA harmless from claims, damages, costs and expenses (including reasonable attorneys' fees) arising from Tenant's failure to comply with the HOA Governing Documents.

The HOA and its agents may exercise rights provided by the HOA Governing Documents, including entry for inspection or enforcement, subject to the procedural limitations in the Lease and applicable law.
