What a Home Improvement Change Form Is and when it matters

A Home Improvement Change Form records a proposed modification to a construction or remodeling contract, typically specifying changes to scope, materials, price, and schedule. It creates a clear, dated record that both contractor and homeowner review and sign to authorize work beyond the original agreement. Properly completed change forms reduce disputes by documenting approvals, cost adjustments, and revised completion dates. They are commonly attached to the original contract, submitted with permit amendments when required, and may be executed electronically where ESIGN and state e-signature laws apply.

Why using a standardized Change Form reduces risk

A standardized Home Improvement Change Form clarifies responsibilities, creates a written approval trail, and helps contractors and homeowners control costs and timelines while preserving evidence for permit authorities or insurance purposes.

Who typically completes and signs this form

Use the form consistently for each change to ensure traceability and avoid conflicting oral authorizations.

  • Contractors and subcontractors approving revised scope, labor, or material costs; used to update invoices and schedules.
  • Homeowners or property owners confirming consent to changes, revised budgets, and adjusted completion dates.
  • Project managers or architects documenting design changes and routing the form to permit offices when required.

Step-by-step: completing and approving a change

Follow these steps so the change is documented and enforceable; keep copies for all parties and for permit records when needed.

Draft the change: Describe scope and cost clearly.
  • 02
Estimate and approve price: Include taxes and contingencies.
  • 03

  • Missing signatures or unsigned pages that make the change unenforceable under contract terms.
  • Failure to update permits before work starts, risking stop-work orders or fines from local agencies.
  • Not including schedule impact or payment terms, causing misunderstandings about timelines and compensation.
