What the Home Renovation Farmhouse Fixer Is

The Home Renovation Farmhouse Fixer is a project agreement and scope-of-work template designed to document renovation tasks, schedules, materials, cost allocations, and responsibilities for a farmhouse renovation. It combines a concise scope of work, payment milestones, required permits and inspections, and signatory blocks for homeowner and contractor acceptance. The template is adaptable for small remodels and larger restorative projects, and it can accompany permits, contractor licenses, lien waivers, or insurance certificates to create a complete project record for compliance and dispute resolution.

Why a Structured Fixer Agreement Matters

A clear written Fixer agreement reduces ambiguity about scope, cost, timing, and responsibilities, lowering the risk of disputes, delays, and unexpected expenses. It creates an auditable record for permitting, lender requirements, insurance claims, and potential mechanic’s lien defenses.

Why a Structured Fixer Agreement Matters

Who Typically Completes This Fixer Template

Use the template when parties need a single, prenegotiated record for permitting, payments, insurance, or financing draws.

  • Homeowner / Property Owner — Signs to accept scope, pay milestones, and to authorize permits and access.
  • General Contractor — Confirms scope, subcontractor responsibility, schedule, and insurance requirements.
  • Lender / Mortgage Servicer — Uses the signed agreement to authorize draw requests and release funds.

Essential Sections to Include in a Professional Fixer Agreement

A professional Home Renovation Farmhouse Fixer should group terms by scope, schedule, costs, compliance, signatures, and attachments so disputes can be resolved from the written record.

Scope of Work

A detailed, room-by-room description of tasks, materials, and finishes that defines deliverables and avoids vague phrases like 'work as needed'.

Project Schedule

Start and completion dates, major milestones, and inspection windows so performance timing and delay remedies are clear and enforceable.

Payment Terms

Total price, deposit, progress draws tied to milestones, retainage, and acceptable payment methods to reduce payment disputes.

Permits & Compliance

Which party obtains permits, required inspections, contractor license numbers and insurance limits to meet local building code obligations.

Change Orders

Written change order process including pricing method and approval signatures to document scope or budget revisions.

Signatures & Exhibits

Signature blocks, witness or notarization lines if required, and attached exhibits (plans, specs, lien waivers, insurance certificates).

Critical Data to Collect on the Form

Parties: Full legal names
Property: Street address
Contractor ID: License number
Insurance: Policy limits
Payment: Total contract price

Describe Work: Enter room-level tasks and materials in plain language.
  • 02
Assign Roles: Specify who obtains permits and manages inspections.

  • Contractor File: Contractor keeps signed agreement and exhibits.
  • Lender / Escrow: Send executed agreement for draw approvals when applicable.

Permit Application Date:

Rough-In Inspection:

Scheduled after framing and mechanical rough-in

Final Inspection:

Required before occupancy or final payment

Payment Milestones Due:

Match payments to milestone signoffs in the agreement

Lien Notice Deadlines:

Observe local preliminary notice timelines to preserve lien rights

Common Mistakes People Make When Preparing This Agreement

  • Vague scope descriptions that leave too much discretionary work and lead to change-order disputes and cost overruns.
  • Missing permit or license numbers, which can delay inspections, trigger municipal fines, or invalidate insurance coverage.
  • Payment schedules that are not tied to verifiable milestones, creating disagreement over completion and retention release.
  • Failing to attach plans, specifications, or lien waiver templates so parties cannot verify what was promised or paid.

Short Summary of Penalties and Risks

Permit Violations: Fines or stop-work orders
Unlicensed Work: License sanctions or civil penalties
Mechanic’s Lien: Lien filed against property
Payment Disputes: Arbitration or litigation costs
Insurance Gaps: Claims denied or uncovered liability
Delay Costs: Increased financing or living expenses
