What a Home Rescore Agreement Is and Why It Exists

A Home Rescore Agreement is a written authorization used in mortgage and residential lending to request a reassessment of a borrower's credit profile, appraisal inputs, or loan pricing after initial underwriting. The document identifies the parties, scope of the rescore, data sources to be reviewed (credit reports, appraisal supplements, underwriting files), effective date, and any fees or conditions tied to a revised valuation or rate. It preserves an audit trail for the transaction, records consent to share required information, and defines timelines and deliverables to support lender decisions or borrower appeals.

When a Home Rescore Agreement Matters

A clear Home Rescore Agreement reduces ambiguity about who can request and authorize a valuation change, what evidence will be evaluated, and the timeframe for results. It supports regulatory compliance, documents consent to access credit or appraisal data, and creates a record for future dispute resolution.

When a Home Rescore Agreement Matters

Who Commonly Prepares and Signs This Agreement

Use clear signatory designations so the agreement identifies who may trigger a rescore, approve changes, and receive the updated valuation or credit decision.

  • Mortgage lenders and underwriting teams processing loan exceptions or pricing adjustments
  • Mortgage brokers and loan officers coordinating supplemental documentation and borrower requests
  • Borrowers or borrower representatives seeking a re-evaluation of credit or appraisal inputs

Primary Signatories and Their Roles

Lender Representative

Loan officer, underwriter, or designated loan operations manager who authorizes the rescore, defines scope, and certifies acceptance of any revised terms. This person is responsible for documenting the decision and communicating outcomes to the borrower and internal compliance teams.

Borrower or Agent

Borrower, co-borrower, or legally authorized agent who consents to data access (credit reports, appraisals) and acknowledges any fees or timing implications. Their signature establishes consent and attribution under ESIGN and UETA frameworks.

Step-by-Step: Completing a Home Rescore Agreement

Follow these steps to create, authorize, and process a rescore request consistently and auditable.

  • 01
Prepare document: Populate party names, scope, and effective date accurately.
  • 02
Attach evidence: Include appraisal addenda, credit disputes, or corrected documentation.
  • 03
Obtain consent: Have borrower sign electronically or in ink with attribution.
  • 04
Process rescore: Underwriting or appraisal team applies changes and documents outcome.

Typical Digital Workflow Configuration

Configure a repeatable electronic workflow so each rescore follows the same verification and approval steps.

Field Configuration
Signer Order Borrower first, lender second when required
Authentication Email link + optional SMS or KBA
Attachments Required: appraisal addenda, credit report excerpts
Audit Trail Enable IP, timestamp, and action logging

How Electronic Submission Typically Flows

A standard eSubmission sequence ensures signatory attribution, secure data transfer, and a retained audit trail for compliance.

  • Upload Document: Sender uploads the completed agreement and supporting files.
  • Place Fields: Add signature, date, and optional conditional fields.
  • Send to Signers: Distribute via email link, with authentication as configured.
  • Record Outcome: Signed copy and audit trail are stored for recordkeeping.

Essential Clauses and Sections to Include

A professional Home Rescore Agreement includes clear clauses that allocate responsibility, define scope, and set process controls to reduce dispute risk.

Parties

Identify each party by full legal name, contact details, and role (originator, borrower, appraiser). Include corporate identifiers for institutions to ensure binding authority and avoid identity confusion.

Scope

Define precisely what will be rescored (credit items, appraisal adjustments, income documents), including any thresholds or metrics that will determine a revised decision or pricing outcome.

Authorization

Include explicit borrower consent language permitting access to credit reports, appraisal files, and other required records, and reference applicable consumer disclosure requirements under ESIGN.

Fees and Costs

State who pays for the rescore, any appraisal supplements, notary or RON fees, and whether costs are refundable if the rescore does not change loan terms.

Timing

Specify deadlines for submission, review, and lender notification of results. Clear timelines reduce processing delays and support service-level management.

Governing Law

Designate the governing state law and dispute resolution mechanism. This determines which state statutes and court rules will interpret the agreement.

Security and Compliance Items to Record

Encryption: TLS 1.2/1.3 in transit; AES-256 at rest
Audit Trail: IP, timestamp, action log retained
HIPAA: BAA required for PHI handling
Access Controls: Role-based permissions
Retention: Preserve records for statutory period
Authentication: Email, SMS, KBA, or stronger methods

Practical Tips for Accurate Completion

Apply consistent practices to reduce rework and maintain compliance across high-volume rescore workflows.

Use clear language
Avoid ambiguous terms. Spell out what constitutes an acceptable evidence package and what outcomes are possible to reduce disputes.
Verify identities early
Confirm signer identity before processing to prevent delays; use multi-factor authentication for higher-risk cases.
Attach supporting files
Include all relevant documents at submission to prevent requests for supplemental material that extend processing time.
Log communications
Keep a running record of approvals, denials, and data corrections to support auditability.

Common Mistakes That Delay or Invalidate a Rescore

  • Incomplete or inconsistent party names cause identity mismatches and require additional verification from the borrower.
  • Missing or unclear scope language leads to disputes about which elements (credit, appraisal, income) may be adjusted.
  • Failure to obtain clear borrower consent for credit or appraisal re-evaluation can violate ESIGN consumer disclosure requirements and state privacy rules.
  • Not recording timestamps, IP addresses, or signer authentication evidence makes it harder to prove attribution or compliance during audits.

Consequences of an Incorrect or Incomplete Agreement

Invalid Consent: May expose parties to regulatory scrutiny
Processing Delays: Leads to missed closing or pricing deadlines
Credit Discrepancies: Can trigger backup withholding or corrections
Contract Disputes: May require legal resolution
Privacy Violations: Possible HIPAA or state privacy exposure
Recordkeeping Gaps: Compromises auditability and compliance

Typical Timing and Deadlines to Track

Set and monitor deadlines in the agreement to align rescore work with underwriting and closing timelines.

Submission Window:

Rescore request submitted within 5–15 business days of error discovery

Underwriting Review:

Underwriter completes review within 5–10 business days after complete submission

Appraisal Supplement:

Appraiser returns revised opinion within 7–14 days when required

Borrower Notification:

Lender notifies borrower of outcome within agreed timeframe

Record Retention Start:

Retention period begins on the agreement effective date
