HOUSING RENTAL AGREEMENT

This Housing Rental Agreement ("Agreement") is entered into by and between Landlord Name: and Tenant Name: on this date: .

RECITALS

WHEREAS, Landlord is the owner or lawful agent of the residential dwelling located at (the "Premises"); and

WHEREAS, Tenant desires to lease the Premises from Landlord and Landlord agrees to lease the Premises to Tenant upon the terms and conditions set forth in this Agreement; and

WHEREAS, the parties intend by this Agreement to set forth all material terms of the tenancy, including rent, security deposit, permitted use, maintenance responsibilities, and remedies for default.

TERM

The tenancy created by this Agreement shall commence on and shall end on unless earlier terminated in accordance with this Agreement. Either party may terminate this Agreement by providing written notice to the other party at least days prior to the intended termination date.

Security deposit shall be held by Landlord as security for Tenant's performance of obligations. Deductions may be made for unpaid rent, damage beyond ordinary wear and tear, and other breaches. If rent is not received within days after the due date, the late fee set forth above shall apply. Late fees are intended to compensate Landlord for administrative costs and are not a penalty.

OCCUPANCY, USE, AND CONDUCT

The Premises shall be occupied only by Tenant and the following permitted occupants: . The Premises shall be used solely for residential purposes. Tenant shall comply with all laws, ordinances, and community rules and shall not engage in illegal activity on the Premises.

MAINTENANCE AND REPAIRS

Landlord shall maintain the Premises in habitable condition and comply with all applicable health and safety laws. Tenant shall promptly notify Landlord of needed repairs. Tenant shall be responsible for damage caused by Tenant's negligence or misuse. Emergency repairs may be undertaken by Landlord without prior consent when necessary to prevent imminent harm.

ASSIGNMENT AND SUBLETTING

Tenant shall not assign this Agreement or sublet the Premises, in whole or in part, without Landlord's prior written consent, which shall not be unreasonably withheld. Any approved assignment or subletting shall not release Tenant from liability under this Agreement unless Landlord expressly releases Tenant in writing.

DEFAULT AND REMEDIES

If Tenant fails to pay rent or otherwise breaches this Agreement, Landlord may pursue all remedies available at law or in equity, including termination, possession, and recovery of damages, court costs, and reasonable attorneys' fees incurred in enforcing this Agreement. Acceptance of partial payments shall not waive any default.

CONFIDENTIALITY

The parties agree that information reasonably understood to be confidential, including financial information, social security numbers, and proprietary tenant screening reports, shall not be disclosed to third parties except as required by law, to enforce rights under this Agreement, or to perform obligations hereunder. Landlord may disclose tenant payment history to credit reporting agencies as permitted by law.

NOTICES

All notices required or permitted under this Agreement shall be in writing and shall be deemed delivered when personally delivered, sent by recognized overnight courier, or three business days after deposit in the mail, sent to the applicable notice address above, unless otherwise provided by law.

GOVERNING LAW

This Agreement shall be governed by and construed in accordance with the laws of the jurisdiction of , without regard to its conflict of laws principles.

ENTIRE AGREEMENT

This Agreement, together with any written addenda or exhibits executed by the parties, constitutes the entire agreement between Landlord and Tenant regarding the Premises and supersedes all prior negotiations, representations, and agreements, whether written or oral. No amendment shall be effective unless in writing and signed by both parties.
