What the Initial Business Let is and when it starts a commercial tenancy

An Initial Business Let is a formal written instrument used to begin a commercial tenancy or to confirm core lease terms between a landlord and a business tenant. It typically identifies the parties, the premises, lease term, rent, security deposit, permitted use, and the effective date. The document functions as an offer or preliminary lease and may be followed by a full lease agreement. In many workflows the Initial Business Let can be signed electronically and stored as the primary record of the letting transaction.

Why a clear Initial Business Let matters to both parties

A well‑drafted Initial Business Let reduces ambiguity about occupancy, payment timing, and key obligations, making negotiations and later lease drafting more efficient.
