Notwithstanding any provision of the policy to the contrary, the Insurer hereby attaches the following roof exclusion to the referenced policy. From the Effective Date of Exclusion, the Insurer shall have no duty to indemnify, defend or provide coverage for loss, damage, cost, expense, repair or replacement to the roof or any component thereof, including but not limited to decking, underlayment, shingles, tiles, flashings, gutters, vents, skylights and roof-mounted mechanical equipment (collectively, the Roof). This exclusion applies to loss or damage caused by or resulting from wear and tear, gradual deterioration, fungal decay, rot, corrosion, mold, latent defect, inherent vice, faulty workmanship or materials, defective design, insect or vermin damage, failure of maintenance, or any pre-existing condition known to the Insured or discoverable by a reasonably diligent inspection.

The Insurer also excludes loss to the Roof caused by weather-related perils only to the extent the Roof's condition, age, or known defects substantially contributed to the loss. Where covered perils result in subsequent, separate damage to interior property, the Insurer's liability for such interior damage shall be governed by the terms, conditions, and limitations of the policy; however, the Insurer's obligation shall not extend to repair or replacement of the Roof itself.

This exclusion shall be attached to and form a part of the policy as of the Effective Date. The Insurer reserves the right to conduct or require a follow-up inspection, to require reasonable mitigation or temporary repairs and to withdraw or modify this exclusion upon receipt of satisfactory documentation of repair or replacement performed to industry standards and to code requirements, subject to underwriting review and an endorsement executed by the Insurer.
