Term: The Guest shall occupy the Room for the period specified above. Occupancy beyond the Check-out Date constitutes a holdover subject to additional charges and damages.

Such hold may be retained for the duration necessary to determine liability.

Damage Responsibility: Guest is responsible for loss, damage or excessive cleaning resulting from Guest's actions or those of Guest's invitees. Operator may charge Guest's card for repair or replacement costs and associated administrative fees.

Keys and Access: Lost keys or lock replacement will be charged to Guest. Operator retains a master key and may enter the Room for maintenance, safety, or as otherwise permitted by law.

House Rules; Prohibited Conduct

Smoking: Smoking allowed inside room    No smoking inside room. Guest will be liable for odors, cleaning and replacement costs if smoking occurs in violation of this Agreement.

Pets: Pets allowed subject to pet fee    No pets allowed. If pets are permitted, Guest must disclose species and weight and pay any applicable fees.

Quiet Hours: Guest shall observe quiet hours from 10:00 PM to 7:00 AM and shall not create disturbances or nuisance to other guests.

Inspections, Maintenance, and Insurance

Maintenance and Repairs: Operator shall maintain the premises in a clean and habitable condition. Guest shall promptly notify Operator of maintenance issues. Operator is not responsible for loss of Guest property; Guest is advised to maintain personal insurance covering belongings and liability.

Prior Issues: The Operator makes the following disclosures regarding the Room and Property. Mark the applicable response.

Cancellation and Early Departure

Cancellation Policy: Cancellation requests must be received prior to the cancellation deadline specified at booking. If Guest cancels after the deadline or fails to arrive, Operator may retain deposit and charge for nights not cancelled according to the rate schedule. Early departure may result in charges for nights reserved and not used unless otherwise agreed in writing by Operator.

Default; Remedies; Indemnification

Default: Failure to pay amounts when due, violation of house rules, or illegal activity by Guest constitutes default and entitles Operator to terminate this Agreement, remove Guest from the premises, and pursue damages and collection costs.

Remedies: Operator's remedies are cumulative and include retention of deposit, charging Guest's payment method for damages, and recovery of attorneys' fees and costs. Operator may pursue all remedies permitted by law.

Indemnification: Guest shall indemnify and hold Operator harmless from and against any claims, liabilities, losses, damages, costs and expenses (including reasonable attorneys' fees) arising from Guest's breach of this Agreement, negligence, willful misconduct, or violation of law.

Governing Law; Entire Agreement; Severability

Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the state where the Property is located, without regard to conflict of law principles.

Entire Agreement: This document constitutes the entire agreement between the parties concerning Guest's stay at the Property and supersedes any prior representations, promises or agreements, whether oral or written, unless expressly incorporated herein in writing.

Severability: If any provision of this Agreement is held invalid or unenforceable, the remainder of this Agreement shall continue in full force and effect.
