The Easement shall exist for the life of the Lease, to which reference i s made for its terms and provisions. Grantee shall only use so much of the Lands as are reasonably necessary for access to the lands subject to the Lease, and use existing roadways wherever possible. If Grantee desires to construct new roads on the Lands, Grantor and Grantee shall, prior to construction, agree on the location of the road(s) the materials to be used in construct ion, and the compensation to be paid to Grantor by Grantee. The consideration paid to Grantor by Grantee for the execution and delivery of this Easement is deemed payment for Grantee's Easement during its entire term, but sha ll not be deemed compensation to Grantor for damages to Grantor’s Lands, which Grantee agrees to pay.
