This Proposal is an offer to enter into a Lease upon the stated terms. Acceptance by Landlord is conditioned upon satisfactory screening, execution of a formal Lease, and receipt of required deposits. If the Applicant fails to execute the Lease or deliver required funds within the time specified after acceptance, any holding deposit shall be forfeited as liquidated damages for the time and opportunity lost, except where forfeiture is prohibited by law.

If Landlord fails to deliver acceptance in writing by the Proposal Expiration Date below, this Proposal shall automatically terminate. Landlord's acceptance must be in writing and is effective only when delivered to the Applicant.

Governing Law: The Lease and this Proposal will be governed by the laws of the state where the Property is located. Remedies for breach shall include recovery of damages, reasonable attorney's fees, and costs to the extent permitted by law.

Entire Agreement: This Proposal, together with any written attachment signed by both parties, constitutes the entire understanding between the parties with respect to the subject matter herein. Any prior representations or agreements not incorporated herein are superseded.
