Default, Remedies and Termination

Default by Tenant occurs upon failure to pay rent when due or material breach of any covenant. Tenant shall have a cure period of days to cure monetary defaults and days to cure non-monetary breaches.

Upon uncured default, Landlord may pursue all remedies available at law or in equity, including termination of tenancy, recovery of possession, damages, and cost of re-letting. Tenant responsible for reasonable attorney's fees and costs incurred to enforce this Agreement.
