Owner hereby appoints and authorizes Agent to perform, on Owner's behalf, all actions reasonably necessary to lease the Premises identified above, subject to the limitations set forth in this Authorization. This includes marketing, showing, screening applicants, executing residential lease agreements, collecting deposits and rents, issuing notices required by law, and instituting or defending actions related to the tenancy.

Tenant Screening, Insurance and Policies

Agent is authorized to perform tenant screening, including credit checks, criminal background checks and verification of rental history, and to obtain written tenant authorization for such screening.

Maintenance, Repairs and Access

Agent shall coordinate repairs and maintenance that are routine and do not exceed the monetary limit set by Owner. Owner authorizes Agent to approve repairs up to the monetary limit indicated below without prior Owner approval. For emergency repairs necessary to prevent imminent damage or liability, Agent may approve repairs in accordance with applicable law and shall provide notice to Owner as soon as practicable.

Disclosures

Owner certifies the following to the best of Owner's knowledge. Agent shall provide such disclosures to prospective tenants as required by applicable law.

Default, Remedies and Indemnity

If Agent or Owner defaults under this Authorization, the non-defaulting party may pursue all remedies available at law or in equity. Owner indemnifies and holds Agent harmless from liability, claims or expenses arising out of Agent's performance under this Authorization except to the extent caused by Agent's negligence, willful misconduct or breach of this Authorization.

Records, Reporting and Accounting

Agent shall maintain accurate records of all funds received and disbursed relating to the Premises, shall provide Owner with periodic accounting as specified herein, and shall deliver copies of executed lease agreements and notices to Owner promptly upon execution.

Governing Law and Entire Agreement

This Authorization shall be governed by the laws of the state in which the Property is located. This Authorization constitutes the entire agreement between Owner and Agent with respect to the subject matter herein and supersedes all prior oral or written agreements. Any amendment must be executed in writing by both Owner and Agent.

Acknowledgments and Certifications

Owner certifies that Owner has the legal authority to execute this Authorization for the Property described above and that there are no unremedied notices or judgments that would prevent leasing the Premises. Owner further acknowledges receipt of a copy of this Authorization upon signing.
