Custody and Care: Lessee shall exercise reasonable care in the custody, storage and handling of the document(s) and shall not alter originals without prior written consent of Lessor.

Warranties, Indemnity, and Liability

Warranties: Lessor warrants only that it has the right to permit Lessee's use of the document(s) for the Permitted Use and makes no other warranty, express or implied, including fitness for a particular purpose.

Indemnity: Lessee shall indemnify, defend and hold Lessor harmless from any claims, liabilities, losses, costs and expenses (including reasonable attorneys' fees) arising from Lessee’s use, reproduction, alteration, or disclosure of the document(s) outside the scope of this Lease.

Limitation of Liability: Except for willful misconduct or gross negligence, neither party shall be liable for consequential, incidental, or punitive damages.

Default and Remedies

Events of Default include failure to pay fees, unauthorized disclosure or reproduction, failure to return originals on termination, or breach of material obligations. Upon default, Lessor may terminate this Lease, recover possession, and pursue all available legal and equitable remedies, including recovery of damages and reasonable attorneys' fees.
